Yes skyliner you a right re the 2-3 storey section at the northern end which will provide a play area for the childcare centre on the top of the 3rd level. Orignally this area was meant to be an outdoor area for workers but this has changed for the childcare centre. Heaps of action on this site today with a piling machine, concrete trucks, small crane and lots of workers behind the fencing. Quick pic from today (this perspective will look great soon after looking terrible for so many years):

So does this mean the repco land is 90 metres long, or is the main building 90 metres long or is it in effect shorter than many originally anticipated?UrbanSG wrote:Yes skyliner you a right re the 2-3 storey section at the northern end which will provide a play area for the childcare centre on the top of the 3rd level. BTW - excellent to read of all the action on the block

^^^Technically the 2-3 level section at the north of the site is still part of the same building, so yes essentially the new building will be 90m long.

Thanks will and Urban.
So does anyone know the length of the 11 floor section? I remember reference to Cul on SSA with resultant understandings that it would be the longest high rise block in Australia - if it was 90m.(Sorry to be so persistent).

The 3 level section on the ground floor constitutes part of the building. It does not matter that the glass box on top will not be 90m, for it to be the longest high-rise building in Australia.skyliner wrote:Thanks will and Urban.

Application is now on for public notification for the amendments. New height is 47m.
[COM] Re: #U/C: 374-400 King William St - 40m, 11 lvls
Ok. Interesting. Here are the latest renders from the public notification which are the same as the old ones. No extra floor.
But here is the elevation which reflects the extra floor in the podium (4 level podium instead of 3):

so the podium is now an extra level higher, isn't that one level up than the previous 11 levels, now to 12lvls?

No, orignally it was 10 levels and now it's 11 levels, 47 metres. It was incorrectly listed on here as 11 levels originally I think.

What a massive "pane" of glass. If this was in the CBD it would be around the 20-22 storey mark! Southern King William Street is rocking.
Cheers

KWS side elevant very impressive. The trees will make a lot of difference. The new podium will make the bldg far more interesting IMO.UrbanSG wrote:Ok. Interesting. Here are the latest renders from the public notification which are the same as the old ones. No extra floor.

Hoping the ground level will be retailing, coffee shops and the like. Will make an extra presence of life in KWS sth. Will be especially relevant with the wave and edge resi blocks so close. (Due to start in March I gather - see Construction in 2008 thread).
Hoping there is a signifiocant verandah/cantilever cover for pedestrians the north western elevation indicates about 1m if that.
Appears that the 2/3 level section is shorter in the new rendition - so main bldg closer to the 300ft/90m mark.
BTW - it would be a good idea to have the closest tramstop with a canopy cover in anticipation of increased use.

love it - this is a very elegant looking building!
Opportunity is missed by most people because it is dressed in overalls and looks like work.

I have just been having another look at some of the great pics taken by sam of SA Water from the Hilton Hotel and I reckon the height to the top of the glassed section of the SA Water builing (minus all the plant room stuff) is similar to the 45-47 metre height of this building. Even the podium height appears similar to the SA Water building. So that building gives a fairly good idea of just how big an impact this one will have in the southern CBD especially considering how darn long it is.
It will be a great view from the central CBD looking down across Victoria Square (new SA Water etc) and then down southern King William Street soon. Our city is really changing now. This particular proposal is really exciting I reckon due to it almost forming a line of office towers to Optus. I know this has been said a lot already but it will help our skyline in a big way.

I disagree with you UrbanSG because the Comm Law courts are 48m tall. This im assuming is to the top of the plant room which rises 3-4m above the roof line level (effectively to the top of those blocks on top of the building on the southern part of the building) - someone please correct me if im wrong. Given that the courts are taller than SA Water i think this building at 47m will be even taller than the courts to roof level (albeit 1 or 2 meters). Given the impact of the courts & SA water on our skyline, this will do marvels... my 2c.UrbanSG wrote:I have just been having another look at some of the great pics taken by sam of SA Water from the Hilton Hotel and I reckon the height to the top of the glassed section of the SA Water builing (minus all the plant room stuff) is similar to the 45-47 metre height of this building. Well if you are right Snorkie then it will have an even bigger impact. On a side note excavation is progressing well and concrete has been poured around a fair few parts at the top of the piling to create the building's boundary. There should be a fair bit of digging now for that basement and then some core development hopefully in a while. Can't wait to see cranes on this site in a couple of months.
