Even if the commercial side quietens down, I still think the potential for highrise residential apartments is yet to be realised..

It reminds me of Brisbane from 1988. Something happened about then that acted as a trigger and the development never slowed down. I am getting the same feeling about Adelaide now. I have never heard of so much happening at once in Adelaide - IMO fueled by what appears to be 100year mine at Roxby (with a large percentage of world uranium output)as well as defence. Adelaide seems now to be experiencing that same trigger as Brisbane.

We can only hope
Hopefully this boom keeps people in this state, but also attracts new people to this state. Thats what we really need, more people!
More people, more buildings, more demand, more voice, more power, more money.
Flows on and on and on.
I should work at immigration, haha.

Initial studies into the effect of the mining boom indicate ~500,000 more people will be required by 2027, of those ~322,000 will required to be skilled (hence more $ to spend in the city).
They propose $24 billion over the next 20 years to be spent on mining in SA alone, of that 11.5b in the next 5 years, and that is very conservative since the olympic dam expansion will probably be more than this alone (I think that they were still using the 7billion figure for the ODX in these estimates). Add to that the 11.5b from defence spending and we are looking at a WA type or even bigger expansion very soon!!!
Bring on the 500m light square tower!! haha

500,000 more workers or people?
[COM] Re: #Approved : Yorke Commercial Campus 2x10 & 1x8 Lvl Offic
Just 500,000 more people. Thats is just population growth due to the mining boom. I dont think any allowance was made for other migratory needs and Im not sure if this number reflects the family structure/support around the workers either. It doesnt seem like a lot of growth in terms of population but our average increase as a state is around 1.2% pa whereas I think this is more like 1.8% pa for the next 2 decades. (I havent checked the math on this one, it was in a presentation to the mining industry recently)

S25bn will be spent in 10 years now, the total amount of projects for SA is now $45 billion and increasing.

This is good news for all the office projects we thought this would swamp, however do we really have THIS much demand for student accomodation. Seems every new building being proposed is student accomodation.

[COM] Re: #Approved: Yorke Commercial Campus - 2x10 & 1x8 lvl Offices
I have never liked this project from the start. I just really do not like its position and the huge amount of campus style office space. Maybe in a decade or two when central CBD office buildings reach that area it would be more appropriate. I much prefer all the development occurring further south along the King William Street corridor to this one. I am guessing there hasn't been too much interest from potential tenants if they are deciding to change the use of one of the three buildings.

I thought this was meant to start construction in December '07?
Given the ACC has reportedly been considering Angas St as one of the areas in which to boost residential population, this news is fairly positive. I wish the corner building (which will house the student accommodation) was taller.

This area certainly needs the proposed development. Can't remember seeing too many car detailing/crash repair tin sheds
walking between Flinders and Bourke streets in Melbourne. Get this type of business out to the suburbs. As for having
a tower of student apartments can't see that being a problem. We rented short term in the Regent apartments just
down the road whilst awaiting construction of our place and there, along with the adjoining Windsor complex, there
was a reasonably high proportion of international students anyway.
Please just get rid of those f#@%ing ugly sheds !

I know what your saying, but there is massive demand for student apartments atm. Plus hopefully this will liven up that dead part of the city.Ben wrote:This is good news for all the office projects we thought this would swamp, however do we really have THIS much demand for student accomodation. Hope that petrol station and carpark are the next to be developed

Angas St does need this to go ahead. Now with SA Water complimenting the Law Courts it looks great right by the square, but further down it is downright dark and very lonely towards Pultney. It will inject more life in the area for sure. Plus, monday night at 11:00pm, Gouger St still had so many Asian and Indian people around, it was great so i think the proposed changes will help even more.
If the ACC can revamp Angas St and encourage new busniess, Angas St couls provide a great link between destinations. Visitors staying at Hilton would not venture down that st at all at night.
