Yes I agree. Gouger Street in the last year or two is quickly becoming an almost 24 hour life zone. I would strongly encourage the ACC to redevelop the western section of Gouger Street, from Morphett Street to West Terrace, so that it looks the same as the eastern section of Gouger Street. I am confident that if the ACC were to make the western section of Gouger Street more attractive, investment would quickly follow, and the few restaurants which have already established themselves there would soon be joined by many new establishments, taking life all the way to West Terrace!Brando wrote:Angas St does need this to go ahead. The Precinct and other developments will boast Gouger Street. I would like to see more shops, cafes and restaurants open on Morphett Street, plus the street get a makeover (undergrounding powerlines).

This development has been listed as commencing 1.08.08 in the latest edition of 'National Building News'. I would prefer to see a lot of other projects start before this one. However it will still be good to see construction occurring in this area if it does proceed on schedule.

Just wanted to clarify something on behalf of our good mate Jamie McClurg from Commercial and General. Being a young bloke (35) Jamie's pretty passionate about seeing taller buildings go up around the city aswell. The reason why YCC is built in mid-rise campus form is because his aim is to get organisations which would require larger floorplates (e.g. call centres and the like). The kinds of tenants that would want these sort of large floorplates would normally have their offices in the suburbs (take for instance motorola), what he's trying to do is bring them into the CBD. And while it'd be nice to have a 1000sqm x 30 storey building on site, the construction costs go up exponentially when you're building that high. So you've got to translate this building into an affordable vehicle for companies to make the shift to the CBD otherwise they'd simply stay in the suburbs. Also lead times on taller towers can generally goto about 3-4 years, and while groups like Ernst & Young can afford to plan for an eventual shift that far into the future, some groups will have an immediate accommodation need. Hence these sort of shorter towers can cater for that.
Anyhow on Tower 3 of YCC, the student accommodation da has been submitted, which he hopes will be a landmark for the corner of angas and pulteney. They were also responsible for student accommodation projects such as the village.
Hope this clarifys or gives another perspective on this development.

C'mon guys let's be realistic, a 15 story building would never have been approved on this site let alone a 30 story building. What it brings to this part of town is some bulk and at least some height to a very 'country town' strip south of Flinders Street. It also should be the catalyst for more development in this area and along Angas Street.

True, it was easier to get a complying development on the site than to have a non-complying development and go through a long process and uncertain outcome. Which sort of brings us back to the topic of city height limits again.

This project comes before the council at next weeks DAP meeting. It is expected that the council will REFUSE planning approval, to the conversion of the proposed building at the corner of Angas and Pulteney Streets from the already approved office accommodation to student apartments.
The reasons why planning approval is being refused relate to limited sunlight to each apartment, lack of privacy as some apartments have windows to communal areas, large walking distances from some apartments to the lifts, and a lack of opening windows.

MORE than $38 million will be provided to the SA Police in Thursday's Budget to help establish a new state-of-the-art headquarters in the city.
The $38 million will be part of an 11 per cent overall funding increase to nearly $630 million in the department's budget. There will also be an extra $5.7 million to install new closed-circuit television systems in metropolitan and regional police stations to monitor the management of prisoners held in cells.
Treasurer Kevin Foley said the new SAPOL headquarters would be a five-star energy-rated premises to be fitted out to meet the demands of increasingly sophisticated policing operations.
SAPOL headquarters has been in Flinders St since 1993 and the lease expires in 2012.
Mr Foley said the $38 million would help police establish a new site and call for registrations of interest for the new building.
Under the planned move, the Adelaide Police Station – relocated from the old Angas St headquarters in 2001 – will be retained at the Wakefield St shopfront office.
Mr Foley said the increased funding was up 62 per cent on that provided in 2002-03. "Under this Government, SAPOL has never been better funded or staffed," Mr Foley said. He said the 11 per cent increase partly reflected the larger wages bill created by the addition of 100 new officers to police ranks each year and the improved pay and conditions provided to officers under the latest enterprise bargaining agreement.
The agreement also provides incentives to attract police officers to hard-to-fill positions in remote and regional parts of SA. It also includes incentive payments based on years of service to encourage the retention of experienced officers.
Mr Foley said the 100 new officers each year – above the annual attrition rate – honoured the Government's election commitment to increase police ranks by 400 by mid-2010. Police Minister Paul Holloway said a new police station was due to be commissioned in July at Montague Farm Shopping Centre to service Pooraka, Para Hills and Ingle Farm, and a police station at Hallett Cove would be opened to service the southern suburbs.
