Horrible.
I share your disappointment, but the bottom line is not to build a white elephant. If there's no economic support for your structure it wont get built. Hopefully they can sort out a new tenancy mix to make it viable. :?

If they decided on a fully residential building it would be awesome. Imagine another Spire-type 35 floor apartment complex overlooking Victoria Square! Or even mixed use.

It would be great if they flooded the market with residential, possibly bring the prices down. ;) That probably wont happen though.

Adam, I do not think that the building labelled as T6 will be an actual tower. I think that T6 is the former Telegraph Exchange, which is heritage listed.

From what i can gather the foot print of the building is blue but the boundary/area the building will take up is the dotted line around T7 (which looks like will be built over the top of T6) and will also connect the 2 x T4 buildings together.

That map sure helps me work out what is what. I was sure getting confused by all the alterations.
Is the blank area towards the NW to contain Spire?

This is going to be very wordy (and highly speculative), but here goes....

Assuming the light blue areas represent ground floor plans, and the dotted lines the overhang of higher floors, T4 is potentially quite a substantial building - but not necessarily a tall one. We know ANZ House (T1) to be a large building in the context of both height and floorplates, but looking at the masterplan, if the dotted line of T4 is taken into account, it takes up a larger area on its upper levels than T1.

We have been under the impression that T4 is to be the hotel/apartment building. If we are expecting a flagship building taller than that of T1 in the later stages of the City Central development, is it reasonable for such a building in Adelaide with a larger floorplate than T1 to rise higher than T1's 21 stories? I suspect not, especially given the recent rumblings that the hotel may in fact become purely residential as a result of the number of accommodation proposals in the CBD.

It has been suggested that the opportunity exists for a Spire-esque development in its place. Keep in mind, of course, that Spire's floorplate must fit in the relatively small gap between the Advertiser building and Bentham Street - the depth of which appears similar to the length of T2's (Ernst and Young Tower) frontage to King William St. In other words, the planned floorplate of T4 is much, much larger than what can reasonably be expected of Spire, which suggests a lower building with larger floors.

See where the word 'Street' is in Bentham Street. That's where Spire will be. Roughly a square block from that southern boundary. A small allotment! To the right in that bigger squarish block is The Advertiser (Rupert Murdoch Building). Hope that helps.

T4 could be a tall slender tower on a large podium or two towers, or even pyramid-shaped. We can only speculate. :wink:

It sure does!. As you indicated, a small floorplate area. I walked the area in Jan. when I visited Adelaide but was still not sure of the footprint area. The whole block will be impressive overall.
