I just printscreened this image from the PDF below - I don't think this is a view we've seen before, incorporating both the CoH and 20HS projects.

Saw this article, one of 5 onSA/Adelaide. Might be of some interest.

Work is set to start on Adelaide's newest hotel, part of a wave of construction over the next year that should increase the number of rooms in the CBD by 11%

Melbourne based Hines Property has awarded the contract for it's $150m, 20 Hindmarsh Sq. project to Baulderstone Hornibrook.

The twin building project will deliver a 16 level, 300 room hotel, to be operated by the Intercontinental Hotels group as Crowne Plaza Adelaide, and a 15 level, 89 apartment tower.

Adelaide's hotel room occupancy rate reached 78% last year, fuelling growth in average room rates to $123.24.

According to Jones Lang Lasalle Hotels, 435 rooms are due next year, which would increase the CBD stock of 4046 rooms by 10.8%

Hines property director James Hines said the opening of the Crowne plaza by early 2010 would capture the benefits of Adelaide's shortage of quality hotel accomodation.

'Hotel revenues per available room in Adelaide have increased by over 20% in the last two years, exceeding most analyst forcasts', he said. 'This performance is a result of a lack of new suply and renewed economoc conditions largely driven by Adelaide's burgoening mining and defence industries'.

More than 60% of the apartments of 20 Hindmarsh Square have been sold. The project has secured the financing from HBOS Australia and Investec BanK.

Hines is also the developer of $70m apartment and office building on another part of Hindmarsh Square in a joint venture with Babcock and Brown.Construction of the 19 level building, dubbed conservatory, began a year ago. It will have 53 apartments abpve 10 levels of office space.

Go Bauldy!

These two buildings will move quickly and will be great for the square. Together with the aurora, conservatory and expansion of the Griff, the square will be transformed into its true potential just around from convergance etc. Exciting times for construction addicts.

Anyway, just drove in from the airport to the hotel in New Delhi. Australia only thinks that it is busy!

Do you think if a stadium were built in the city it would have any impact on occupancy rates?

These buildings were approved at 15 and 14 levels respectively. However I have noticed that recently when articles or other news stories have referred to these buildings they refer to them having 16 and 15 levels respectively. As far as I am aware there have not been any amendments approved by the council, but it could have escaped me. Does anyone have any concrete info?

I haven't heard of any changes. It's possible that someone is getting it confused with storeys (pun intended). :wink: :lol:

well maybe because of demand the they are thinking of adding another floor on each tower, it would explain the title of the previous artice 'UP GOES DEMAND AND UP GOES HOTEL'

Since we don't count the ground floor as the first storey in a building, we have hence:

Hotel 16 levels = 15 storeys
Apartments 15 levels = 14 storeys

That should clarify it. I hope... :? :)

I don't know about anyone else, but I count the ground floor as the first storey (i.e. single storey), and the first floor as the second storey.
A two-storey house has a ground floor, plus a first floor, much like those in google images ("two storey")
The RAH has its own unique system, where the ground floor, from memory, is on level two (or is it three?).

I was assuming the two buildings in question haven't changed and that any other levels haven't been counted (basements and plant rooms). Since we use the British convention, the second level above ground in a building is the first floor. In the US and some other countries the ground floor is the first floor. In highrise buildings I equate storeys to floors above ground. When I posted the twin apartment towers at 102-114 Waymouth Street as being 26 levels I included the 3 basement levels and the plant room leaving 22 floors of apartments, car parking and amenities.
