If what happened in Adelaide impacted on what happens on the rest of Australia you may have a case. However what happens in the CBD defiantly has an impact in people living in greater Adelaide and as so we all should have a vote on it. Are you referring to democratic rights for residents of the ACC? I empathise with the residents to a certain degree, but you must realise that the Adelaide City Council isn't your typical area - the nature of the development occurring there warrants intervention by the State Government.stumpjumper wrote:Weird. I can't vote in ACC elections. I can vote in state government elections.
My democratic rights have been strengthened not weakened by the state government intervention.

The Adelaide City Council’s Development Assessment Panel has approved a new $60 million apartment tower on North Terrace – which will also see important conservation work go ahead at the historic Masonic Lodge.
The proposal involves demolishing the hall at the rear of the Lodge and constructing an 18-level apartment and office building, as well as three levels of car parking and a ground-level public plaza creating a new pedestrian link between Synagogue Place and North Terrace.
The proposed tower incorporates a number of energy efficient and sustainability elements including rainwater reticulation and re-use, balcony overhangs, and a solar hot water system.
Lord Mayor Michael Harbison said importantly, the historic Masonic Lodge will also undergo significant restoration and conservation work.
“The Masonic Lodge on North Terrace has been home to South Australia’s Freemasons since 1927, so it’s very important the Lodge continues to be used and remains part of the social fabric of the City,†he said.
“The proposed 18-level tower will include more than 130 residential apartments, providing more options for individuals and families considering living in the City – as well as more than 160 bicycle parking spaces.â€
Also tonight, the Development Assessment Panel has agreed to a compromise proposal for the City Central Tower 8 development.
The Lord Mayor says the result is a better building for the City.
“The compromise proposal addresses many of the concerns expressed by Panel members when the original proposal was refused last month, including an increased set-back to Bentham Street and a better relationship between the proposed tower and the historic Darling Building,†he said.
“It also includes an improved environment for pedestrians in Bentham Street.â€
“The compromise proposal and the Panel’s agreement is a win for the CBD, as it will deliver a better building more in keeping with the unique heritage and character of our City.â€

I'll be interested to see the new design and the major tenant. I reckon Aspen already have the tenant lined up. Maybe Adelaide Bank or Origin or another we don't know about (both Adelaide Bank and Origin are looking for large areas of office space). Have to wait and see I suppose.

What drugs are you on? As a resident of the state of south australia it infuriates me that the destiny of the heart of our state has been in the hands of so few for so long. The removal of the ACC's powers has strengthened our democratic rights not weakened them as guess what, we actually get to vote for the state government. It's time the few residents of the city opposed to everything in the way of positive development pulled their heads out of their arses for a moment and woke up to the fact that we all use the CBD and not just them. If you don't like what it's becoming then here's a crazy idea for you.... move. Move somewhere else where you get the lifestyle that you actually want.
The CBD is crucial to the economic growth of our state and for that reason its development should be in the hands of an independent body. My only criticism of this move is that we didn't do it 20 years ago!

THE office tower at the centre of a planning dispute between the State Government and the City Council is on a short list of locations for the Transport Department’s new headquarters.
Transport Minister Patrick Conlon has confirmed the 20-storey Tower 8 project was short-listed last year although the relocation of his department from its longtime Walkerville base has been put on hold because of a funding shortfall.
The City’s Development Assessment Panel last month rejected the Tower 8 application by the Aspen Group, for the corner of Franklin and Bentham streets, saying it would dwarf a nearby heritage building.
Just days later State Cabinet stripped the council of its power to assess projects above $10 million, saying that would remove ``local politics’’ from the planning approvals process.
City Cr Ralph Clarke: ``It heightens my concern as to the real reason for the government’s decision.’’
Mr Conlon insisted the Cabinet decision was not influenced by Tower 8’s shortlisting.
``This is one of the silliest suggestions I’ve heard,’’ he said, in a statement issued by his spokesman Matt Clemow.
He continued, saying ``there is not any funding in the next four years to move from Walkerville to the city’’.
Mr Conlon said, at the time of the Cabinet decision, Tower 8 was already subject to an appeal in the Environment, Resources & Development Court, and nor was the building ever going to be assessed by the government.
On Monday (August 4), Aspen and the City DAP reached a compromise deal after the building’s design was altered slightly to complement the neighbouring Darling Building. The project is now awaiting a final court approval.
Cr Clarke was this week concerned by the government’s handling of the issue.
``It may be suspicious because the Transport Department had an interest in Tower 8 as it wanted to be a tenant,’’ Cr Clarke said.
Aspen’s major projects manager Bob Boorman confirmed the department’s interest in Tower 8 but believed it was not linked to the Cabinet’s decision.
``When the Transport Department shortlisted some sites, we were one of them,’’ Mr Boorman said.
``I haven’t heard if that project has been revisited but it would be good if it was.’’
He said construction of Tower 8 would start within a few months, subject to finding a major tenant.

Although that render is very small it is different from the most recent ones posted on this site. I wonder if this is the amended design. Firstly the glass appears blue (blue glass was listed in the application documents, it would be great if it was blue) however it could just be the copy colour. The car park treatment is different and there appears to be a bit of cover over Franklin Street. Minor changes I know but it may be the latest render?
The Transport SA part of the article is pure speculation. We all know Transport SA would have shown interest in this site a couple of years back when it wanted to move but that department has no funding for a relocation and that plan is on hold. This is trying to make something out of nothing with a link to the State Government decision to take powers away from the ACC.

Great work. Here's the photo the messenger used before resizing it. Unfortunately it's not much bigger but is a little bit sharper.
There's a difference down near the Darling Building. Looks like they've taken a chunk off the corner or changed it somehow compared to the other renders. Can't wait to the see proper south and west elevation diagrams. It's not that different from before but I'll take this without further bleating if it goes up in this clear and blue glass. Mixing up the colours is a much better idea than all green. Maybe then we could even get a copper version for one of the smaller boxes. I'm hanging out for a copper glass tower.

I'm surprised everyone's okay with the pods? Did we or did we not complain endlessly about the pods on the Ernst&Young building to the point of declaring Adelaide pod-free?
I'd be mighty happy if the glass on this was all-blue. It would provide a bit of distinction to the former two towers.

IMO I think it's better than before. What's with the pods though? And no awnings in such a central location. Blue glass - good. Looking forward to seeing that current hole filled with a respectable bldg.
Concerning prospective tenancies and Adelaide - take a look at the Australian 7/8/08 in the property section. Says not much is proposed even though the need is there - interesting.
