wow the renders on this turned out better than i thought, hopefully once completed it will make the Adelaide skyline look a bit more interesting...
anyone want to guesstimate when construction will start?

I'd say in September sometime. Should be the next couple of weeks.
[CAN] Re: #APP: Spire Living | 107m | 37lvls | Residential
I have to say I did expect more considering the amount of time it took and I think the older design was far superior, but it does look very sleek and will be a welcome addition to the skyline. I love the lantern on top of the building. Then again, this building has the possibility to look quite bland when completed due to those balconies. A bit hard to tell from the render though.
[CAN] Re: #APP: Spire Living | 107m | 37lvls | Residential
Still not a fan. The removal of the glass balconies is a huge mistake, the Council are idiots for pushing that they be removed for the sake of energy efficiency when there are other options and most Adelaide apartment towers going up have large amounts of glass on their northern and western facades.
The night renders look half decent thanks to some special lighting but the daytime render sums it up as a rather bland 70's looking office tower. Even though it won't just be plain concrete I fear it will have that appearance from a distance.

Wow that looks as crap as it did in the first sketch drawings, I'm all for additional density and height for the CBD (god knows we need it) but not with this crap. What a disappointment.
[CAN] Re: #APP: Spire Living | 107m | 37lvls | Residential
Whilst not being brilliant, I think the design should still be approved, beggars can't be choosers as they say - we need the height!

lol - i was just thinking the same thing 5seconds before viewing your post!omada wrote:beggars can't be choosers as they say
Opportunity is missed by most people because it is dressed in overalls and looks like work.

I'm not too excited about this getting started in the immediate future. The developer is still contacting
directly people who have registered an interest in these apartments - this is unusual as agents/salespersons
usually do the leg work. I wonder how many of these have been pre-sold. I hope I'm wrong as we've
been waiting for this to start for a long time but if it's not economically viable at this stage
we'll be waiting a while yet.

The longer they prolong the development of this project, the faster the interest will lost. Investor and potential buyers are not willing to put the money down on something they are not confident in, and in this case, shows the lack of confidence or interest to even pursue the development. Enough about renders we want to see something done before investors even think about cashing in. No one would want to invest in something that looks like it is going to go bust half way down the track, and Spire looks like one of them.
Which is a shame.

The new renders look okay, but I think the council were stupid to not allow the old ones. Oh well, soon we won't have to hear from them.

I take back many of the things I said before 2010; particularly my anti-Rann rants. While I still maintain some of said opinions, I feel I could have been less arrogant. I also apologise to people I offended; while knowing I can't fully take much back.

It seems to be that we are being spoilt for choice with well designed apartment options in the city.
My preference is the Space Apartment project, the north west precinct seems to offer some real prospects for growth and it still has a bit of a gritty feel to it.

Tender is officially out with Built Environs the aparent only tenderer.
[CAN] Re: #APP: Spire Living | 107m | 37lvls | Residential
Great to see this out to tender.
There would be more building companies putting in a bid - it's only Built Environs who have asked publically for sub-contract prices. You can bet that Baulderstone, Multipricks and Bovis Lend Lease will be right in there.
Yeeee Ha! about time!
Hopefully it will commence construction this year and (at last) by this time next year the Adelaide skyline will start to change.

I dont think the other majors will be tendering. I am pretty sure BE's already have this in the bag.
