[COM] 413 KWS Vue on King William | 89m | 28Lvl | Residential
[COM] Re: #ONH: Hills House | 60m | 15lvls | Office
In what seems confirmation this development is not going ahead or if it is it won't for a while,. There is a team of work man on site fixing up the paving on King William street behind the fence that was destroyed during initial construction stages. I wouldn't be surprised if the fences are moved back past the path and off the road now.
[COM] Re: #ONH: Hills House | 60m | 15lvls | Office
Yeah I was wondering how long they would be able to keep it like that considering there is no work on site and it is a major pedestrian route. The recent application would take a while to assess anyway. So there won't be any action for a while if any.
I can see us heading back to the early 90's scenario of a lot of empty sites and holes around the CBD. Some of which took 15 years to get developed or longer. Hopefully the downturn won't be as bad this time around as Adelaide hasn't experienced a huge amount of over development like interstate.
I really hope the student apartments on North Tce still go ahead as that would be an awful site to have vacant considering its location.

So does this mean that Hills could be the first casualty from the global financial crisis in Adelaide?
And if so - it would be interesting to keep a list of the projects that have stopped/been cancelled/been amended due to 'changing economic environments'.

It could be. Adelaide's largely escaped the impacts of the financial crisis on current projects so far, Brisbane and Melbourne are truly feeling the impact with a number of large projects cancelled or put on hold. Brisbane has already lost the Empire Square project, and the new planned tallest Vision Tower was put on hold last week. Perth's planned BHP tower (supposed to be Perth's new tallest) is also going nowhere. Will Derwent wrote:So does this mean that Hills could be the first casualty from the global financial crisis in Adelaide?

Wow - this might get ugly then. We should keep a record of this: it might prove an interesting way to guage the strength of the local economy compared to our interstate competition. If we manage to escape relatively unscathed compared to falls in other states, that could prove whether the local boom is a pipedream or a reality.AG wrote:Adelaide's largely escaped the impacts of the financial crisis on current projects so far, Brisbane and Melbourne are truly feeling the impact with a number of large projects cancelled or put on hold. (Of course, if we get hit harder than the other capital cities it might indicate that all the latest economic activity in the state was just the result of the trickle down effect from the national economy, and not a home grown change. That wouldn't be good. )

We're lucky here that we don't have speculative developments to the same extent as other states. The majority of our towers only start with precommitment. SEQ has been bitten by non Anchored developments.
Anyhow, time will tell.

Pikey, you are right - this has saved us from an oversized response to the current economic climate.
Yes, Brisbane is feeling the crunch big time. This time don't expect to see anything like the defaults/collapses/on holds as in Bris. in particular.
Conversely, we have had a history of disproportionate responses to recessions compared to other states...but...we have never had the mines as we do now. (10 active now).
As some illustrious person once said, 'time will tell'.
As for Hills - disappointing.

379-400 KWS is our only speculative development, without precommitment but thats only being built because the owner is financing it himself. So that one's spared the crisis.

Fencing being moved back and barriers removed as I speak. Looks like this is dead.
Not sure what implications the foundation and piling work will have on future construction on the site.

Not sure what is going to happen to this site. Bit too hard to turn it into a carpark. Hills must have lost millions from this mess.

i quickly glanced at The Advertiser today (obviously had to avert my eyes to avoid turning to stone) and it had a render of this Hills House building with the caption stating construction is due to start in mid-2009?!? is this correct?
Opportunity is missed by most people because it is dressed in overalls and looks like work.
