[COM] City Central 8 | 72m | 20lvls | office
[COM] Re: #APP: Tower 8 | 72m | 20lvls | Office [City Central]
It looks like an amalgam of the first two CC towers (pods+glass+superfluous spire thingy).. it's not bad though.
[COM] Re: #APP: Tower 8 | 72m | 20lvls | Office [City Central]
Well both those renders are well out of date after the compromise proposal was submitted considering the glass is meant to be blue and those car park floors adjacent Franklin Street are now offices as shown on page 18.
This one has gone rather quiet. I thought Aspen would have had a tenant lined up by now, they are usually quick to secure a major tenant. Maybe a delay, or a longer economic slowdown delay could be pending.

That actually looks good - the second render, excited to hear about the blue glass.

There is no doubt when all these city central buildings are finished this area will look awesome. I reckon even the skeptics may agree that believe some buildings look ugly. I say wait and judge the finished product instead I think most of us will be pleasantly surprised.
It will look like a miniture cbd within a cbd.

Time will tell whether is is good or bad news. Recieved today.

Development Application Received: Vary previous authorisation to demolish existing structures on the land (excluding the Darling Building) and construct a 20 level office building(with plant room on 20th level) with ground floor retail tenancy space and Australia Post sorting facility - VARIATION - modify east and west facade.
Development Site, 12-26 Franklin Street, ADELAIDE SA 5000

I hope the variations are for more glass panelling to be installed, especially on the western elevation. There should be a regulation that allows glassing upon the property boundary of a new development if it lies adjacent a heritage listed building.

yes yes yes! i was thinking the same thing only recently. Is this already allowed for in the council building regulations?Shuz wrote:I hope the variations are for more glass panelling to be installed, especially on the western elevation. Opportunity is missed by most people because it is dressed in overalls and looks like work.

Of course it's already allowed. Take 82 Flinders Street, for example.
Not only does it present a glass facade over the heritage building, but it actually encroaches on the heritage building's air space. Conservatory on Hindmarsh does the same thing.

Okay - just to jump off track a bit - so if its allowed - could someone please explain why the hotel development adjacent the heritage RAA building has a large black wall on its property boundary, given that its reasonably new ~ <5 years? Was this building not heritage listed then?
[COM] Re: #APP: Tower 8 | 72m | 20lvls | Office [City Central]
Lazy architects? Actually, come to think of it, for the two developments I listed the heritage site is owned by the developer, thus it's not a property boundary and the blank wall rule doesn't apply. But I'm sure there's a few buildings out there that impose over heritage structures and don't have blank walls. Can't think of any off the top of my head though.

I found this image on the Woods Bagot website. It shows what appears to be the latest rendering of this building. If you observe closely, the east facade now includes some metallic zig-zag thing, as well as greater articulation and what appear to be sun-blinds.

Thanks Will.
It looks so messy. Makes my head hurt looking at it.

Very interesting render. I think you are spot on Will, looks like the changes. Almost looks like gold/yellow glass on the pods too.
This new render definately looks far more interesting but the sun shades could end up looking tacky if not designed well.
I wonder what the western facade changes include.

hmmm I find it interesting they would add these sun shades now, considering they are planning (or were) on building a hotel/apartment building adjacant which you would assume would block out the sun. Maybe they have downgraded their plans to include another groundscraper.
