DETAILS of the new state of the art city police headquarters have been unveiled by the State Government.

The 40m high building at 100 Angus St, the biggest police building in the state's history, will accommodate more than 1000 staff over nine floors.

The proposed modern green five-star design will include meeting spaces and a cafe on the ground floor as well as access to an underground car park.

The State Government will lease the building and spend $38 million on its fit out.

Premier Mike Rann announced that Commercial and General Corporation will be the successful developer for the $100 million project.

The building will house the executive, firearms, records, police prosecutors, Anti Corruption and Sex Crimes Investigation Branch.

It will replace city police officers on Carrington St and Flinders St.

Police Minister Michael Wright said the current police facilities were outdated.

"We have to give our police the best facilities possible," he said.

"Where they are currently centrally located in Flinders Street, it is now out of date, also of course the technology with regard to computers is not up to scratch and it's important that we provide a facility like this that is state of the art."

Work on the building will start in the middle of the year and it is expected to be completed by late 2011.

The upgrade was promised in the 2008/09 budget.

Wow, what a let down! Out of all the proposed office projects around Adelaide this about one of the last I wanted to see go ahead.

Another ground scraper here we come.

2 things I like about this one..

This may mean another crane in on our skyline.. More construction = More jobs or at least job security... Can only be a good thing in this tough economic environment..

I also don't mind the way the Police logo is positioned in the middle of the building... I guess worst case scenario they could always replace the logo with a PIG snout.. LOL (Trying to be funny here)

At least the design looks nice, plus it will extend the city further out.

Though still it would of been going to see this at least 50m+

I think the building looks good, and 40m is OK for that spot, but it's location at 100 Angas St puts it a bit out of the way, I feel.

100 Angas is about smack bang behind the Fire Station and the Ambulance Station - is this going to be an Emergency Services Precinct?

And isn't this the western part of the Yorke Campus development? Has that gone completely under now?

And what's that mirror-image building in the render?
cheers,
Rhino

The design is boxy, boring and bland. It is going to be located in a position which at the current time is too far away from the core CBD area. There are so many other sites that need to be developed in closer proximity, particularly along Franklin Street.

Our skyline is becoming to orientated to the east. Hardly any development is occurring west of King William Street apart from The Precinct development (which is slowing down its development timeline anyway).

Plus the development is too short to be noticable on the skyline from many parts of the city. Some of you need to go interstate or overseas if you are satisfied with this. If you do you will see that we are getting left behind in skyscraper construction.

Considering the current economic climate, the government should have taken this oppurtunity to tenant a taller building around at least the 12-15 level mark. There are only one or two other possibilities this will happen in the near future through the private sector (eg possible Origin Energy requirement).

Wow... Surprising choice considering their initial RFP and the location and calibre of some of the other mooted developments. But, it is good to see that the Government has not backed out of going ahead with this.

Urban... yes, there are sites closer to the core that could be developed, but it doesn't mean that 1) the owners/developers of those sites even submitted to the government or 2)if a proposal were submitted for these sites, that they were right for the government's requirement.

Also Urban... this is probably not the most appropriate project to choose to complain about height. You need to keep in mind that the police wanted to move in to a building on their own, they did not want to be a co-tenant in a skyscraper - and surely you did not expect them to move in to some kind of highly inneficient bean pole with tiny floor plates... And what does building height have to do with the economic climate?!?!

One more thing... can people PLEASE stop to think before they complain about where developments occur? you cant crack the shits and say "that building should have been built on that site" when both sites aren't owned by the same developer, and you cant say "that tenant should have chosen that building, because it is bigger or taller than the one they have chosen" when the one they have chosen is more appropriate or affordable.

Loud:

Other developers closer to the core CBD would have submitted their approved developments for sure, no question. I'm sure a number of them could have been adapted for the government's requirements.

I'm sorry but a 9 level office building in the CBD that costs $100 million. May as well build it out in the suburbs. Adelaide's skyline needs some serious work compared to all the work currently occurring interstate, rapdily transforming their skylines, we are getting denser but that is it.

I am fully aware they wanted to occupy a building themselves, as I said a building with slightly smaller floor plates (hardly bean pole floor plates) with about 12-15 levels would have created some interest in this city and maybe had a slight impact on our skyline.

What I meant re: economic climate is that hardly any private sector tenants will be demanding new office space in the near future (apart from one or two if we are lucky) therefore our chances for any decent height office buildings are virtually gone in this cycle and therefore the government should tenant something that actually has a decent impact on the skyline instead of ground scrapers that most people wouldn't even know have been built unless they drive down the actual street they are located on.

I have thought about where the development is located and that is my point. I believe this location is not as suitable as others closer to the core CBD for a major government department, simple. The government talked about regenerating the western CBD through DTEI relocation (which fell through and is now going to Grenfell Street) and now this is occuring in the eastern part of the CBD which is already doing far better than the western end in terms of development.

i think it makes sense for a Police department to have a larger floorspace. the more people who are in direct contact the better.

you've seen those crime shows...those places all have large floorspaces.
