The blocks adjacent to the salt pans could potentially be advertised as sea front property.

Yes, and the ones right on Port Wakefield Road can be advertised as 'close to transport'.drsmith wrote:The blocks adjacent to the salt pans could potentially be advertised as sea front property.
Anyone else suspect this could be a suburb for truck drivers ?

Thanks for the map, it gives a good indication as to where the site actually is. And yes there is definately a need to incorporate a future rail line/spur into this development, otherwise Port Wakefield Road is going to become a nightmare!AG wrote:Just to give those an idea of where the Buckland Park development is proposed to take place relative to the existing urban areas and planned infrastructure, here is a map from the Department of Planning and Local Government:

And a grade seperated interchange with Angle Vale Road for access to the development from Port Wakefield Road ?
Port Wakefield Road itself could be upgraded to 6 lanes from the Northern Connector to Angle Vale Road. A rail spur would require additional bridge work to access the development however a suburban service from Virginia (or a station near Angle Vale Road on that line) would not.

Re: #PRO: Buckland Park Development
Why we're even entertaining this ludicrous idea of a pocket development at least 12Km from any kind of support services, let alone a rail spur to the middle of nowhere solely to support this outlanders' ghetto, I just don't understand. It flies in the face of the Govt's 30 year plan, it flies in the face of everything we know about urban sprawl, and it flies in the face of common sense.drsmith wrote:And a grade seperated interchange with Angle Vale Road for access to the development from Port Wakefield Road ?

Look at a damn map people.
Exit on the right in the direction of travel.
Re: #PRO: Buckland Park Development
Actually a railway spur could run east of Port Wakefield Road to the Port Wakefield Road/Angle Vale Road intersection. The most significant road the spur would cross would be Old Port Wakefield Road south of Virginia so a level crossing would suffice.
As for the name ditch Buckland Park and call it Salt Pan City.

Wow. That doesn't help its case at all. What a wretched, distant, ill-considered place.AG wrote:Just to give those an idea of where the Buckland Park development is proposed to take place relative to the existing urban areas and planned infrastructure, here is a map from the Department of Planning and Local Government:

Pesky wind still blowing oak leaves onto your BMW, tall trees still interfering with reception of Channel Ten ?
Lets be honest, Buckland Park is too far from the built up area to be considered a suburb, but its not exactly a prime beach side suburb either. It basically a country town, without the town part.

Re: #PRO: Buckland Park Development
God forbid people east of town pass judgement on anything north of them, or northerners comment on Glenelg developments, or metropolitan Adelaide residents vote in ACC elections.....
Re: #PRO: Buckland Park Development
Shouldn't this be in the Metropolitan Development thread? As it technically lies within the Adelaide Urban Growth Boundary.SA Government approves new suburb at Buckland Park

A $2 BILLION satellite city for Adelaide's north has been approved by the State Government.
Walker Corporation's Buckland Park development will take 25 years to complete and aims to house up to 33,000 people.
Walker Corporation's billionaire head, Lang Walker, is in Adelaide for the announcement by Planning Minister Paul Holloway this morning.
The first stage of the development will incorporate 600 residential allotments and a neighbourhood centre and is expected to be completed by 2014.
Mr Walker said he expected the project to create 2200 jobs a year in the construction sector.
``In addition to jobs created to construct the new community, by 2036 we also expect around 10,000 people will be employed in jobs at employment and centre precincts within Buckland Park, with the potential for a further 15,000 jobs to be indirectly generated within the economy,'' he said.
Minister Holloway said the approval had been granted with strict environmental conditions, including the retention of native vegetation along Gawler River.
Re: #PRO: Buckland Park Development
I'd question if it should even exist (IRL)
i'm trying to get through the government website to understand the development a bit better. It seems like we are going to have 33k people stuck out in the middle on know where?

Re: #PRO: Buckland Park Development
Well, I think it's fair to say they (the Government) wouldn't approve a "satellite city" of this size, without adequate PT or even freeway links, unless the they knew that Federal funding would be promised to fund the $2.2b Northern Connector proposal. There's too much risk doing so otherwise.
Re: #PRO: Buckland Park Development
Lang Walker was in Adelaide about a couple of weeks ago as well to open up a facility in the Vicinity industrial estate not too far south from Buckland Park which is also being developed by the Walker Corporation so nearby employment opportunities shouldn't be too bad for Buckland Park. However, nothing much about public transport and new infrastructure to the new area seems to have been addressed except for schools (or made public).
Re: #PRO: Buckland Park Development
these types of developments should have at minimum and extension of the train line into them.
but we are in SA so I expect a minor road to be turned into a major road without substaintal development.
