In today's AFR, Glenelg enjoyed the fastest growing unit rents in the state, up 20% in the 12 months to October 09. Demand clearly exists.

Re: General Suburban Projects & Discussion
In the Northern Adelaide city of Elizabeth there are alot of housing estates being built at the moment - Playford Waters at Smithfield and Blakes Crossing at Blakeview just to name a few and most of the estates offer affordable homes, are close to shops, schools, recreation, employment and public transport.
Do yourself a favour and come to South Australia.
#U/C: Woodville West Urban Renewal
New life for Woodville West Housing Trust area
Article from: The Advertiser

ONE of the state's oldest Housing Trust enclaves will be demolished to make way for a $130 million, 425-home development at Woodville West.
As many as 140 Housing Trust homes are earmarked to go and 40 private homes will be targeted for a house swap, relocation or sale at market prices.
Last night State Government officials were contacting residents to explain the urban renewal project that will deliver the new homes, apartments and townhouses over the next seven years.
The development, near the junction of the Grange railway line, West Lakes Boulevard and Clarke Tce, will also include better street layouts and a new road entrance at the Alma Tce rail crossing.
It will include three and four-storey blocks, pending council approval.
The first stage - 45 houses between Lawton Cres, Todville and Elizabeth streets - must begin by June under the terms of a $9.5 million federal Housing Affordability Fund allocation.
The Federal Government is also providing $15 million to build or buy 40 properties in neighbouring suburbs for relocations.
"Brand new social housing will be built in Woodville West as well as new, affordable homes that will be made available to rent or buy in the private market," federal Housing Minister Tanya Plibersek said.
The enclave, with 80 per cent Housing Trust homes, has the state's highest density of social housing. Many houses date from the 1940s.
The State Government states 64 of the homes will be allocated to social housing, 139 to affordable rent or home ownership and 225 will be sold on the private market.
"Woodville West will be reinvigorated . . . to include a better mix of . . . affordable housing opportunities - right on a transport corridor and close to other developments," state Housing Minister Jennifer Rankine said.
Re: #PRO: Woodville West Urban Renewal
Awesome this area is in serious need of a make over.
Though there are a fair amount of metro proposals out there... I hope they can make it through. Bowden, this, more developement at West Lakes, re-development of the Port, St Claire, to name a few... it could really bring the western suburbs alive.

Re: #PRO: Woodville West Urban Renewal
Looks interesting. I like the idea of building affordable housing for sale. That's what the Housing Trust used to do back in the 1940s and 1950s.

exactly what plot of land is involved here?
Opportunity is missed by most people because it is dressed in overalls and looks like work.

Hopefully this link works..

Here's the area they're talking about. Sounds good, all they need to do is fix up the patch of housing trust homes down Woodville Gardens now.

In that Google image, I count 11 houses between those streets, and they're going to fit 45 in there....The Advertiser wrote: The first stage - 45 houses between Lawton Cres, Todville and Elizabeth streets - must begin by June under the terms of a $9.5 million federal Housing Affordability Fund allocation.

That's 11 semi-detached buildings, 22 houses, so it's really only double the current amount.rhino wrote:In that Google image, I count 11 houses between those streets, and they're going to fit 45 in there....The Advertiser wrote: The first stage - 45 houses between Lawton Cres, Todville and Elizabeth streets - must begin by June under the terms of a $9.5 million federal Housing Affordability Fund allocation.

You're right, Your Highness, I should have zoomed in more. Considering those are single-story semi-detatched dwellings, they sure have tiny footprints compared to the houses a few blocks over!

Re: #PRO: Woodville West Urban Renewal
It's hard to tell from just the overhead images on Google maps, but I'd guess that they're about the same as our royal residence in Melrose Park: about 100sqm. That was a 50s brick house, none of them were very big. Of course, they've gotten steadily bigger since then - take a look at the bottom of this census report.rhino wrote:You're right, Your Highness, I should have zoomed in more.
