[COM] Re: #Proposed: 15-19 Synagogue Pl - 15 lvl Apartments
It'll be good to see both this and the Masonic Place going up right next to each other. Whats the latest on the Pulteney Tower? Last I saw the entire site was fenced off and roadworks underway on Pulteney between the Mall and Grenfell.

The Hindmarsh website has been updated, revealing a bit more information on this project:
More info:

The development will comprise 155 student accommodation apartments and administration facilities to cater for the large demand from nearby educational facilities in the area. 18 of these apartments are designated as affordable. The development will also incorporate a 450m2 retail/cafe facility on the ground floor.

I thought this one was all over - so much silence for so long. Will be great to see. Love the lighting and the 'GLOBE' down the side.

Such a shame. The building is hideous and a wasted opportunity.
That block (the whole synagogue pl, north tce, pulteney st, rundle st block) should be far better utilised than it is.
I've always felt it would be the perfect if the majority of buildings, with exception to the older rundle st facing ones, get demolished (especcially the university buildings and centrepoint). Then they could build something with some daring architecture. On the north side of the block, have a modern art museum, and on the southern side - a QV style shopping complex with a focus on laneways. Provide links between the two, and give Target a first floor tenancy or something (keeping the ground level smaller retail stores. The museum would benefit by facing across to the university and just down from other cultural institutions, and the laneway style shopping would provide a great link between the mall and rundle st (whilst also provided a style of shopping that is different from the mall).
With one car park gone, I can live keeping the other one - as long as they find a way to wrap the lantern all the way around the street facing sides, and improve the street level appearance.
I just can't help but think that that particular area, if done with some real forward thinking, could be fantastic. One can dream anyway.
At the very least, I'd much rather have Market Bazaar and Tuxedo Cat than ugly, cheaply made student accommodation.

Amendment to application. Reduction in apartments from 140 to 60. Hope this is still the same height but is basically only half the building it used to be. Variation doesn;t mention anything in relation to reduction in floors though.
Type: Development Application Received
Application Number: DA/870/2007/A
Lodgement Date: 26/02/2010
Location: 15 & 17-19 Synagogue Place, ADELAIDE SA 5000

Well we're both right. I was talking about the part that is being decreased - the student apartment side.Norman wrote:158 to 78 actually, Ben.
I think the difference is because previously they were 1 bedroom, now they are 2. So same space but half the apartments.

In the context of resale value and appeal to potential investors, that's probaly for the best.Ben wrote:Well we're both right. I was talking about the part that is being decreased - the student apartment side.Norman wrote:158 to 78 actually, Ben.

it would be really "sensational" if they stop building really ugly yet expensive to live in buildings
especially while the city is so full of great empty old buildings with character.
the new ones are so cheap and ugly looking, and adelaide is not that big!

The ammended proposal for this project comes before the ACC DAP tonight.
The good news is that the reduction in number of apartments from the original 158 to 78 does NOT equate to a reduction in the building height.
This reduction in the number of apartments has been achieved by merging the previously all 20-25 sqm2 studio apartments into 50-55 sqm2, 2-bedroom apartments. The good news is that now every apartment gets a balcony.
The revised plans include a revised façade, with a different arrangement of external materials and finishes producing a greater degree of articulation. Despite this, the height, bulk and scale of the building remain the same.
Further good news is that the developer has been able to enter into an agreement with an affordable housing provider to manage and operate the development.
The ACC DAP is expected to grant planning APPROVAL.

Good to hear.
Any increased activity off Rundle Street is always welcome.

Sorry Will, were those your words or the developer's? Because... does that actually mean anything? Will wrote:...The revised plans include a revised façade, with a different arrangement of external materials and finishes producing a greater degree of articulation.
