Nice release of land and handy for the future expansion of RAAF Edinburgh and an easy drive to Techport at Osborne with the Port River Expressway coming online next year.
One concern would be people communting to the city(if that's where people may work).
No rail link, dodgey bus services and the extra traffic will cause chaos from Gepps Cross intersection onwards.

Unfortunately there's not much information at this stage - I can't even determine the exact location.
Apart from the issues of transport (not just the obvious effects) and flooding (both on the development and upstream), there may be a problem with acid sulfate soils.
But the plan is still in the early stages - it may well not get built at all.
maybe a silly question but..........
will the surrounding property, for example on Reedy Road or Park Road
(I think they are one of the closest to the proposed township site) greatly increase in value?. im curious to know what property on which streets, that are situated near the proposed Development Site, will benefit most from an investors perspective?

I'd like to see the metro area extended (but if I had control I'd want to see it developed in outer eastern areas - mt barker way - rather then the outer northern suburbs). Land isn't nice that way - when we were going to pt hughes it was a hot day and we had the a/c on and drove past a urine treatment plant, the air out there smelt like strong cat piss.

Premier wants more land

In a letter sent to Prime Minister John Howard yesterday, Mr Rann says Defence Department land at Smithfield could be incorporated into South Australia's $1 billion Playford North Regeneration Project, announced last year.
The State Government plan, one of the largest urban renewal projects in Australia, aims to double the population in the so-called Peachey Belt suburbs of Smithfield Plains, Davoren Park and Munno Para West, where 4000 new homes will be built over the next 15 years.
Mr Rann's letter follows a Commonwealth request for each state to identify land that could be used to create affordable housing.
It will be interesting to see what these areas are like in 10 years time.
