At least when the TNT building was there, the homeless had somewhere to live but now they have nothing. I too hope it goes ahead a long with a station rebuild at the same time to compliment the new develop. I will add it to my wishlist if the Ethelton railway station on the port line is anything to go by (no upgrade even though multi million dollar apartments are right next door... )

Support for Churchill Rd high-rise

A PUSH to attract high-rise apartments and office blocks to Churchill Rd has been backed by Prospect Council.

The council last week voted for the multi-million dollar overhaul of the street, which Mayor David O’Loughlin said had been neglected
for more than 30 years.

The $875,000 design process will start immediately, with work on the road expected to start by June next year.

This is good news!
Urban regeneration and higher density infill is an essential option for residential growth. The close proximity to amenities, transport, schools and employment makes this location ideal. This development and the planned Council upgrade of the footpaths and landscaping should provide a much needed boost to this run-down area and surrounding suburbs.

Not keen on the Palm Gardens moniker. Is the retirement village option still part of the mix?

As the article hints at, this is part of a broad plan that the City of Prospect has for the Churchill Rd precinct. It took a bit of looking, but I found the masterplan (PDF) on the council's site. I only leafed through it, but it looks like it says all the right things ...

CHURCHILL Rd would get the first facelift under Labor’s 30-year plan to increase Adelaide’s population and housing density.

Premier Mike Rann released the plan in front of about a hundred community leaders and developers at a Property Council lunch in the city on Wednesday, February 17.

Mr Rann said a key part of the plan was to build more multi-storey apartments near key transport hubs, the first of which would centre around a revamped Islington Railway Station near the corner of Regency and Churchill roads.

Under the plan, a future Labor Government would work with Prospect Council to rezone vacant industrial land at the intersection, paving the way for private companies to build homes and shops.

Prospect Council economic and business director Steve Harrison said he would meet with Planning SA staff this week to discuss the cost and timeframe of the project.

In an emailed statement, Adelaide MP Jane Lomax-Smith (Labor) said: “I’m delighted that work is progressing and it’s on track to be turned into residential facilities with some retail.

“Being next door to the railway station, it has fabulous transport and is in the heart of an exciting residential area.”

Liberal candidate for Adelaide Rachel Sanderson said the Opposition had no immediate plans for Churchill Rd.

“Once we are elected we will look at an overall plan for the whole of the metro-Adelaide,” she said.

Greens candidate for Adelaide Brett Ferris said the vacant land at the corner of Regency and Churchill Rd should be used for a new public high school.

Prospect Mayor David O’Loughlin said the housing and transport plan would “help protect farmland and vineyards on Adelaide’s fringe by providing a variety of quality housing options only six kilometres from the CBD.”

I kept forgetting to post this, but oh well.

There has been some work done on the vacant site, two sections of fencing and some left over junk has been removed from the rail facing area of the block. And a wide rolled flat sand and gravel path has been put in place INSIDE this boundary fence. Obviously intended to be used as a cycle path, and I expect to see it replaced with a more permanent path when construction is is (ever) finished on site.

Must make a great shortcut for the locals, both to the station and to Churchhill road.

I was driving up Churchill road today and I saw quite a lot of activity on the site of this and thought I wonder what the hell that is. So I googled it but other than a few photos on realcommercial the only thing I could find was this:

Anyone know more about this project? I'm curious to know what sort of "showrooms" will be going in here. It looks like a decent sized development on an otherwise run down site. I didn't see a thread for it and thought this is the perfect site to ask if anyone knows more about it.

They're also doing a lot of street upgrades down a large length of Churchill which is already making a huge difference.

its the former Islington rail workshops. This may sound silly being an industrial site, but there are a few grand old bluestone buildings and warehouses on that site that I hope are protected.

Now when are they going to start something on the other side of Regency Rd?

Is the entire worshop area closed now or are there repairs still done. If not, where is the maintenance done now? Seems a big loss to SA if all railway repairs as well as design and construction are lost. In the 150s there were 800 employed there - a big concern. Saw the draughting shops and repair shops (steam and deisel as well as rolling stock) still in action in 1980.

The site at present is still part of the Islignton Railway Workshops, Yes they are still used by the rail industry ( the southern part is, and the main northern buildings now build wind turbine towers, and is home to CRT (Colin Rees Transport).
The development site at present, is home to the site office of the Gawler Rail Upgrade project & the middle part has ex Pilbra Iron ore hoppers waiting to be re-furbished at Bluebird Rail in the southern part of the rail complex

Thanks for that mate. i was at a loss as to overall picture.As I mentioned I saw this in 1980 - a 520 4-8-4 was there after repairs as well as a T class 4-8-0 still in the shops - as you do try one tries to access these. Eventually got on the footplate of the 520 - an awesome exp. just comprehending the size.

There's a ludicrous article on this on the Advertiser today - Fears over rising urban crowding

"GREAT swathes" of suburban Adelaide will be turned into high-density housing if councils support the State Government's 30-year plan, warns Upper House Opposition Leader David Ridgway.
Prospect is set to become the first council to formally back the plan, after it instructed staff this week to enter into an agreement with the Department of Planning and Local Government.

Prospect's agreement will result in the re-zoning of the transport corridors of Churchill and Prospect roads.

Mayor David O'Loughlin said re-zoning would include high-density housing "on one or two sites" and low-rise medium density development along the rest of the corridors. He said the 30-year plan was "very well aligned" with council's own master plan.

But Mr Ridgway accused the council of rushing through the agreement before local government elections in November. ... "Areas under consideration by the Prospect council mean from 800m west of the Gawler railway line to 400m east of Main North Road will be subject to high-density residential development," he said. "The community aren't aware of that.

"It will be just great swathes ... covered with high-density residential."

The comments there are mixed between predictable "this is a future slum" opponents and "more density means less lost farmland" support. I've dropped a comment on there, and I noticed a "Will from Adelaide" - is that you Will? Let's get some more positive feeling there!
