Queensland builder in talks on for eco-friendly industrial sites

QUEENSLAND-BASED Mitchell Builders is in talks with the State Government to establish a 42,000sq m eco-friendly industrial estate at Penfield and another at the former Mitsubishi site at Tonsley Park.
Owner Bruce Mitchell, who has worked on the National Wine Centre, held talks with the Department of Trade and Economic Development last week about his vision for the family-owned, freehold land and to gather support for the northern project.
The proposed $17 million EcoEnterprise Park will include six buildings and a sustainability display centre and is likely to attract more businesses and generate more jobs, Mr Mitchell said.
"We are looking for support from the state and federal government and our bankers. We will be putting in our own funds as well. So a 50-50 partnership," he said.
"In fact, we are in a position to develop two of them. One in the north and potentially another one in the south (Tonsley Park), which the government is talking to us about. But talks are still at an early stage."
Mitchell Builders has built a similar-sized EcoEnterprise Park in Queensland for about $15 million. It is fully tenanted, with Tyco among its tenants.
A third of the income from the site is also likely to be ploughed back into the environmental initiatives through a soon-to-be established Mitchell Foundation.
The Mitchell EcoEnterprise Park will act as a business development incubator. It will include a sustainability display centre to raise environmental awareness, an artificial lake, restaurants and a caretaker's residence.
The site will have its own sewage treatment plant, rainwater harvesting and underground water tanks and filtration systems.
The six buildings will be offered as storage, logistics or manufacturing hubs for carbon-conscious companies, Mr Mitchell said.
The development is subject to a number of approvals, but Mr Mitchell hopes to start construction in financial year 2011-12.
Development will begin only once at least 40 per cent of the site is pre-leased.
"I am not a greenie. I am just teaching people to clean their own backyards," Mr Mitchell said.
The project will be in the running for a 6 Leaf certification from the Urban Development Institute of Australia, for which it must satisfy requirements in all six areas of ecosystems, waste, energy, materials, water and community.

$125m training hub for old Mitsubishi site at Tonsley

THREE TAFE campuses will be abolished as the State Government builds a new $125 million "green" trade training centre on the former Mitsubishi site at Tonsley.

Premier Mike Rann today announced the build, which will provide facilities for more than 8000 students a year.

The Government purchased the site in February with plans to turn it into a "Cleantech industry hub".

Mr Rann said the new site would provide training for plumbers, bricklayers, designers and carpenters and replace the "ageing and outdated" campuses at Marleston, O'Halloran Hill and Panorama.

"This is about making sure the building industry has a workforce capable of implementing the new technologies that will move our state to a low-carbon future," he said.

"Building and construction is a $4.5 billion industry in South Australia that employs 8.3 per cent of our state's workforce.

A 16% increase to 8000 students means ~1000 extra places. Good news.

Yet another good reason for the rebuilding and extension of the Tonsley train line to service the new super TAFE campus, Flinders Medical Centre and Flinders University (with a possible bus interchange servicing the suburbs to the south providing quick train travel into the city.)

Mitsubishi still have office staff here in Adelaide. I think they're still based at the Tonsley site.
