The only "concrete" proposal I have found for land in that area is from Dragon Alliance for a multilevel car park, pedestrian mall and retail in and above
Trades Hall Lane, as redevelopment of their holdings including GHD & annexe in Morialta Street, & the open car park in Trades Hall Lane ..

They may have some more ambitious plans for their holdings, but not that I can find.

just read through the 20-22 currie st topic.

Heres it summed up into one paragraph Enjoy!!

When the 20-20 Currie St was announced the people of Sensational Adelaide were excited that it was going to be a new tallest (160m!!) then it was revealed it was only 123m and that 160m was the height "above sea level" which hurt everyone but they still remained positive!! Champagne and orgasm's spread all around S-A when it was approved by the ACC until... DUN DUN DUNNN!!!! they hit an obstacle from the evil Sandy Wilkinson who challenged the proposal saying it would hurt the "character" of Gilbert Place. Once that obstacle was passed by including a nice looking cafe precinct, another obstacle was hit because of there being no tenants. The S-A people fought hard and harder, the passion for this development was high with Shuz and Howie even pleading with the Pat Conlon's government department to fill the tenancy. A translation of his reply was: "thankyou, I love Sensational Adelaide." which really meant nothing but it gave every S-A member a "good feeling" inside. Until.... The hopes and dreams of each S-A member finally got slaughtered when the GFC hit. A couple of months later, to rape the corpse, the vacancy was replaced by a 2lvl cafe, which pulled out a couple of months later but by the time this happened, it was too late. The once hopeful S-A members had committed suicide.

Geez, Talk about a drama :cry: let's hope we learn from that past experience and tackle this one more maturely. I'm sure each and everyone of you have grown up :)

Real estate firm Colliers International estimates the number of businesses relocating to the city has grown by at least 10 per cent in the past year, in turn driving up demand for prime CBD office space.

Companies to have made the move include the Transport, Energy and Infrastructure Department, which relocated from Walkerville to a 15,000sq m building in Grenfell St earlier this year.

SA Water has combined its suburban and city offices at SA Water House in Victoria Square.

Colliers senior executive Adam Hartley said more companies were shifting to town to attract Generation Ys as the increasingly younger workforce was “always on the lookout for a better opportunity”, making them harder to retain.

“From a career point of view, they are more enterprising and opportunistic than generations before,” he said.

He said more Generation Ys were choosing to buy city apartments for the lifestyle benefits, and therefore “don’t want to stray too far to go to work”.

The Property Council’s SA president Justin Hazell said the office space being snapped up by suburban businesses was reflected in the CBD’s low vacancy rates, which at 7 per cent were among the lowest in Australia.

Kilburn’s Transfield Services is among the growing number of businesses moving to the CBD, having just signed up for an office on South Tce (see separate report).

Colliers manager Jeevan Deut, who negotiated the deal, expected the trend to grow as Generation Ys progressed into more senior roles, in turn giving them extra decision-making powers.

“Based on the forecasts for Adelaide’s population and changing living patterns, it’s expected this generation will have a greater preference for staying in the inner city long-term ... ” he said.

Case study

Attracting younger workers has been a driving force behind Transfield Services’ upcoming move to the city, commercial manager Steve Protopapas says.

The asset management company will shift from Kilburn to South Tce in December, joining scores of other suburban firms to have recently moved to the CBD.

Mr Protopapas says the move will “enhance business performance” and also will attract new employees.

“Like most companies, we’ve got an ageing workforce and it’s difficult to recruit people who are younger than 30 into the suburbs,” he says.

“The move is about giving ourselves more exposure rather than being hidden away in the suburbs.

“But it’s also offering our employees a better environment where they are close to restaurants, cafes and bars so they can socialise and have a drink after work.”

I doubt very much that this development will reach the 160m mark (unless you are taking into account what iTouch(myself) mentioned earlier). I haven't counted the levels or worked out rough floor heights, but by just looking at the angles of the rendering it should tell you that this building will be about the same height as Westpac give or take a few metres. Whatever, it would be great if it actually happened, but as we all know if there aren't any pre commitments there's bugger all chance of anything eventuating. Let's hope the economy keeps heading up.

The heighest elevation looks taller then westpac, the second elevation looks about the same height as westpac

the smaller curved tower looks roguhly 90m maybe 100m+

If this ever gets handed in, I hope they take in the "westpac house shielding" thing into consideration like they did with Currie St

Judging by this render and asuming the scale is correct, with GHD being 68M and this building looking less than double the height of GHD, in this current form I doubt it would be a new tallest...

Ben, the reason why it doesn't appear double the height of the GHD building is due to perspective. Items which are further away appear smaller. Hence, if you were to place the mystery tower right next to the GHD building, I suspect that it would be double the height of it.

By my observations, I think that white bits are actually the blinds (drawn up halfway) of the building and thus the 47-level figure, mistakenly included these blinds as a floor in thier own right.

To concur Ben's point about its height relative to GHD, it makes sense also. Having said all that, I count 30-34 floors - a bit hard to tell, but it's definetly within very close range of Westpac's height.

simple..draw perspective lines along the roof and lower windows of the GHD building to get a grasp of the size

SGIC building is 65m, making the shorter one to be around 140-5m and the taller around 175ish.

Not at all scientific and prone to loads of errors by approximation, but I did a slightly more accurate perspective trace and come to 82 metres for the shorter one. The taller one is ever further back so more problems but probably more than twice as high as the former SGIC building.

This is all ignoring the virtual optic rules that they may have selected to render the image. For all we know it's some kind of reverse fisheye that makes things further away look larger.

The shorter one would be about 80 or 90m in this render as it is right behind GHD. Perspective doesn't change that much.... unfortunatly..

OMG! Are you just guessing? Where's your picture with lots of lines on it? :lol:

Yup I agree, as above, I estimated 82m from the perspective.
