Had they said 'boring as sin', of course, then we'd have a bit more common ground.

Dare I say it,
"Sack the ACC" ?
They are clearly an ineffective mechanism for the approval process in a CBD context. Although I am not exactly in love with this proposal, it's still an improvement on the current landuse of the site. My god, the whole western CBD is woefully under developed, the ACC should be encouraging development.

The state government effectively did so by removing their planning powers for buildings above $10 million.omada wrote:Dare I say it,

So in essence, the refusal by the ACC of this project is meaningless.

The DAC are expected to defer a decision on this development on Thursday meeting. They require a lot more information and research to be done, mainly involving the carparking aspect.
Interesting to note the height to top of structure is 70.5m.
Ambitio Pty Ltd (the developers behind the other carpark and office development of franklin Street) have submitted a formal recommendation that more research and studies are done on the impact of this carpark on this area of the city and if there is actually enough demand for it.... I'm lost for words as to how they are able to build one next door but apparently there is no demand for this other carpark.
IMO the amount of carparks being constructed in the city is ridiculous and council needs to amend the development plan to reduce the amount allowed.

A PROPOSED 19-storey residential and office complex opposed by Adelaide City Council for being too tall has been approved by the state Development Assessment Commission.
The decision to approve the $70 million Franklin St building marks the latest clash between the two planning bodies, which have a long history of disagreement.
The new building includes a 19-storey office tower and 16-storey residential spire. An additional five storeys will be added to the existing Young St car park. The Kyren Group development covers a 5500 square metre site and requires demolition of the former Just Kidding building.
Kyren project manager Kon Corolis said the development would be completed in mid-2012 and become a "significant and iconic" building.
"We're hoping to start construction at the end of this year," he said yesterday.
The council's Development Assessment Panel refused to support the project at a meeting earlier this year as the 70m plan exceeded the maximum recommended height for the district by 17m.
However, the DAC approved the project subject to several alterations including minor adjustments to the facade.

Great news! The DAC sees reason compared with the Adelaide City Council once again. Plus the attempts by Ambitio Pty Ltd relating to the car parking were completely unjustified. One rule for one and one for the other, I don't think so!
Even though the design isn't anything special it will improve this end of the CBD substantially. It also appears this development may actually occur given the comments by the developer about financing. Even the improvements to the car park alone would help that half finished job that currently exists on site. The final building will also help to block out the ugly Telstra exchange building particularly from a southwest perspective, such as Anzac Highway.
Should go up quickly too with steel frame construction like 400 King William Street and the Coglin Street development.

I'm as excited by the thought of Franklin St being 'reborn' over the next few years as I am about anything else proposed around the city atm.

Common sense prevails.
So many parts of the CBD are seriously underdeveloped and look more suited to the appearance of a regional city. This development along with CC8 should be the catalyst for bringing some serious height and depth to this part of town.

Green light for Franklin St tower
29 Sep 10 @ 10:51am by Staff Writer
An artist's impression of the Kyren project, an 18-storey office tower, approved by the City Council last week.
Another tower will be added to the city’s skyline, with plans for an 18-storey office complex and adjoining apartments given the go ahead at the former Just Kidding site, on Franklin St.
The Kyren project was approved last week by the state’s Development Assessment Commission, despite the City Council advising it be refused because the 18-storey office would stand six stories over the council’s high restrictions.
Under the plan, a vacant building on-site will be demolished for the 67 m high office tower and an adjoining 16-storey residential apartment block, while a further five levels will be added to the nearby Young St carpark, along with upgrades to the existing retail shops.
Kyren project manager Kon Corolis said the carpark extension would begin by the end of the year, with work on the office and apartments starting mid next year.
He said the two 5-star green buildings would help activate Franklin St and encourage more developments.
“There’s quite a few developments that have received approval and very few have kicked off,” he said.
“But we’re not in the business of getting things approved then shelving the plans we want to use this as a chance to add another significant building to Adelaide’s skyline and contribute to the revitalisation of Franklin St.”
