wowza! 12 divided by 9, is err, um - carry the 3, slide it under, and...hmm. more than $1m each!

111 South terrace is now on Public consultation.

9 level apartment building, roughly 27M in height.

There appears to be more mid rise bldgs along Sth Tce than it appears - anyone know how many over the entire stretch?

The best thing about mid-rise development is that it does not rob nearby allotments of the potential for similar mid-rise development (due to issues of overshadowing, massing etc).

Further, the local impact on traffic flows and parking of mid-rise is less severe than the impact of high-rise.

While the returns per development to an individual developer are likely to be lower for mid-rise than for high-rise, there is still an attractive commercial return and the overall effect on the city of mid-rise is, IMHO, more beneficial.

There is an argument, for which I'm happy to join the cheer squad, for zoning to allow mid-rise across the city except in core business areas. Such planning has proved itself around the world, notably in Paris.

One of the better projects in that part of the city - looking forward to it being unwrapped.

^ I like these, it's a perfect level of density for that location. I'm guessing (hoping) the corner project will see a few coats of paint before completion. :?

Are they solar panels or just tin sheet on the awnings?
