High hopes pinned on Adelaide five-star hotel

MELBOURNE developer Domenic Mattioli is behind plans for a $107 million five-star hotel to be built in the Adelaide CBD.
The 301-suite hotel is planned for a site in Currie Street and, if approved, will be the second luxury hotel built by the Mattioli Group in Adelaide in the past decade.
Although the proposed 23-level tower is six storeys higher than existing height limits, architect Paul Pruszinski said yesterday he was confident plans would be "well received" by Adelaide City Council and the Development Assessment Commission.
"It will be only 80m from Adelaide's tallest building, which is nearly twice its height," he said.
The Westpac House building soars 135m, while the proposed hotel will reach 82m above street level.
Mr Mattioli became one of the largest private investors in the Adelaide CBD in the mid-1990s when he started buying sites for residential developments.
The 64 Currie Street hotel site, purchased in April this year for $4.5m, is the latest addition to his stable of Adelaide properties.
It has a site area of 1238sqm occupied by a 572sqm building leased to a furniture outlet.
The private Mattioli Group built Adelaide's Rendezvous Allegra Hotel in Waymouth Street in 2001.
It was also designed by Mr Pruszinski's Pruszinski Architects, and was recently re-rated by accommodation rating service AAA Tourism as one of only two five-star hotels in Adelaide.
The planned hotel sits on a four-storey podium which, according to Mr Pruszinski, is designed to "respect and respond" to adjacent heritage buildings and smaller-scale streetscape.
Plans include a three-storey green wall to filter air and reduce the need for airconditioning, and a spa and massage facility that will occupy an entire floor.
Standard rooms will be about 33sqm, while the largest suites will be 161sqm.
Conventional bathroom walls and the door will be replaced by private shower and toilet cubicles to create a feeling of more space.
"Our objective is to create luxury via space," Mr Pruszinski said.

Great proposal. I really hope this one goes ahead. Here is an article from today's Australian:

it should because it has the words "respect" and "heritage" in one sentence. It'll definitely be a winner.

The Playstation 3 has ruined the look of buildings like this for me.

Looks excellent but until I see them actually start to construct this, I am not going to get my hopes up for this one....

The building itself looks nice, but it's difficult to see how well it sits within the surrounds as everything around it is WHITE.
Opportunity is missed by most people because it is dressed in overalls and looks like work.

I don't mind this building, although I took a liking to the previous Loucas Zahos design for this site which was posted earlier in this thread by Howie. Would be great if that design would be used elsewhere in the CBD. It would be a pity to lose such interesting buildings. Now we'll have to wait for the complaints regarding reflections. Sorry I mean glare .

amazing proposal! This would do wonders for Currie street, would have quite an impact on the CBD view from the north too in that location.

Those plans look great! I like the layout of the lower floors, with the atrium and bridge.

Fantastic! I think it's marvellous. I might just make a positive submission to the DAC, too.

The ACC DAP will hold a special meeting on December 8.
The ACC DAP is expected to recommend to the state government DAC to grant planning APPROVAL to this development subject to some minor ammendments to the ground floor and podium of the building.
