I belive there was a previous approval for about 4 or 5 levels, seems to be a lot more confidence around now. Good to see and with the architects being Pruszinski we should be getting somethign decent too.

(To refresh people's memory: Auto park, Bus station Grote UPark, Central Market UPark, plus all the on street parking - that's probably 2000 spaces in walking distance)
Also: 67 apartments on that tiny block with in 9 levels? (12-3parking) ?
Exit on the right in the direction of travel.

While I don't share the same concern re: car parks (since they are for the people living in the apartment tower) I do share concerns re: the size of this land relative to the proclaimed density of apartments, unless 'apartment' means student apartment (but then why have carparks?) but even then... gosh, it's gonna be tight and absolutely pushing the limits of how small you can get away with.
Still interested to see some more details though.
Is this the property???

Great news! After 2 years of pretty much no new peoposals, we are now seeing the return to the pre-GFC levels.

Three levels, but probably few carparks on each, given the narrow site. Viewed on Google Maps, the open-air carpark on nearby Compton St makes me wonder how on earth they'll fit any in at all, especially with the need for an up lane, a down lane, and access ramps, unless they're looking to put in one of those whiz-bang automated carparks.monotonehell wrote:While I'm pleased to see another application - That area is already majorly over serviced with car parking. Just a little bit more info:
*the building will also include a retail tenancy on the ground floor
*expected cost: $14 million
*designated Category 2 by the ACC

Phew!
Height or not, that's a massive improvement on the atrocity they'd threatened.
Looks good.

looks promising. If I were a property developer, and knew that Aisan students make a huge demand for inner city apartments, wheres one area you would think to build quite a few apartment towers, that up until now, has had hardly any proposals. Answer: Gouger/Grote Streets. Is it because of prev draconian height restrictions
[CAN] Re: PRO: 23-25 Market Street | ~40M | 12lvls | Res
That site sure is small which could mean stacked car parking? Given the sizing that might make more sense..

Think this developer is bi polor?
12 levels then amended to 5 levels then a new proposal of 12 levels then a new proposal of 5 levels.
i look forward to the next 12 level proposal.

The DA's up on the ACC website now - bit hard to tell from the B&W renders but it looks quite decent all in all. I'm liking it's scale in the streetscape now too, 12 levels would actually have stuck out a fair bit here

Here's the direct link to the DA: http://www.adelaidecitycouncil.com/netc ... attID=2387
I think I prefer the look of the previous 5 story proposal. Looking at the floor plans, looks like we've got another lot of tiny apartments. Those "decks" that are barely larger than a double bed look particularly pointless. You'd think on the top level or two they could at least be three apartments across, rather than four.

New renders are available of this development.
However the site is for sale at the moment, which casts doubt over whether this will actually get built.

Quite true, also it unfortunately looks like its more so 30m than 40m. As for the design I like it and prefer it to the first design, though the second one is still my personal favourite.omada wrote:It's all very Mawson Lakes
