The last mention was that the project would still go ahead, but it would be delayed a few years. Haven't heard anything for a while though.

A FOUR-STOREY apartment and retail building has been proposed for Military Rd, West Lakes Shore, less than a year after a slightly larger version was rejected.

Hamra Developments has lodged an application with Charles Sturt Council for its $10.3m Satori Apartments project, including 32 apartments and ground floor retail areas, at the corner of Mirani Court.

The application has two fewer apartments than the building rejected by the council’s development assessment panel last March.

It was knocked back for being too bulky and too tall (14.8m) for the local centre zone, which has a 9m limit.

The new proposal is of the same height. In a recent letter to the council, one of the project’s architects, Andrew Vorrasi, said there was another residential development of similar height just across the street to the northeast.

“We believe the overall height to be in keeping with the general area,” Mr Vorrasi wrote. “We believe we have addressed the apparent perceived bulk and scale of the building.”

The development’s 68 carparks, including 37 in a basement level, would fall short of the 73 required by the council

Ditto. I can see West Lakes having many low rise bldgs along the shores - will lead to need of coffee shops etc as well.

This development will probably be knocked back for the same reasons as the last one, which would be a pity. I think the problem lies in the outdated provisions in the Development Plan for which have not kept up with what I think most people would think would be progressive planning for this key area.

Of course I do not see the West Lakes SC owners being happy with any change encouraging any more commercial or retail development in the area, but that's competition guys.

Something like this would give a bit of 'town' or 'neighborhood' feel to this area. Right now Military Rd is only an uninteresting thoroughfare. Anything like this is better than the asphalt deserts of the West Lake Shop Ctr car parks. We'll see what mood the councilors are in when they decide about this - probably to keep everything as it is I'm afraid.

The members of the Charles Sturt Development Assessment Panel make the decision. There are 5 independent members from the development and planning industries and 4 Councillors on the DAP. They have to make their decision according to the Charles Sturt Development Plan and the Development Act. This can't be changed on a whim, apart from by the Planning Minister (now it is John Rau, a resident of West Lakes).

Hope that increases your understanding of how the system works, and why this will probably be rejected, even if the Council wants it to go ahead.

I drove around Lightsview this afternoon and was impressed.

The urban landscaping is well done and reduces the impact of the density of the development. There are wide, well planted footpaths, with lawns, a hard surface for walking and no roll-over kerbing. Cabling is underground.

Instead of the houses on the narrow allotments being dominated by garage doors and 2nd cars parked on paved aprons in front of the houses, the garaging opens onto rear laneways between the rows of houses.

Considering the density, it's pretty good. In fact, one or two blocks of three or four storey flats wouldn't be out of place here, provided they were well-designed, to widen the demographic.

Not sure if this has been posted before, but this project is currently seeking expressions of interest. It is called City Edge is proposed for Brompton.

Will, City Edge has been quietly rolling along since about 2006. It's a collection of mainly former industrial sites between Second and Third Streets at Brompton, to the west of West Street. It's nearly completed, with only a handful of allotments left. There was a lot of contamination on the sites.

There is a proposal for 5 storey apartments along City View Boulevard and the Minister for Planning has proposed a DPA which will look at increasing the densities here and in nearby areas.

A small one - the owners of this plot of land at Paralowie are putting it up for sale - marketed as being 'residential subdivision worthy'.

EOI by April 7 (as per today's Fin Review)

IMHO, a lot more of this 'in fill' development should be occurring, as opposed to greenfield development.
