I approve of any notion which has a cocktail bar downstairs, or in the nearby vicinity.

Heritage building Gawler Chambers, on the corner of Gawler Place and North Tce, would take on a $30 million modern transformation with high-end retail planned for the ground floor.

Weinert Group is also in the initial planning stages of an upgrade to its property at 15-17 Rundle Mall.

Rundle Mall Management Authority chairman Theo Maras said he had seen preliminary plans for a redevelopment of 43 Rundle Mall, owned by Duke Group of Companies, and there were plans for two other major developments, worth about $70 million and $100 million.

"I think we have really turned the tide ... and I think early evening trading was a big key to unlocking the door," Mr Maras said.

Mr Maras said he believed Kmart would be setting up in the mall, however a Kmart spokeswoman said "unfortunately we are unable to comment on this at this stage".

Visitor numbers increased by up to 20 per cent each month since Rundle Mall began opening until 7pm Monday to Thursday in October.

Independent retail analyst Stirling Griff said the mall development was needed to compete with regional shopping centres.

"It will be fantastic," he said. "This will provide the opportunity to bring in new retailers."

YAY KMART, just what the mall needs a liberal dose of suburbia!

It needs bars, public art, laneways activated etc. But we have said all this before!

Not too sure on the render. Yes, the current site is a void in the streetscape so it's good that it's being done up, and I'm glad it's not grey and beige, but the colours are a bit... meh. It could just be the render, but it looks cheap and nasty. Happy to be proven wrong.

Not sure where this K-mart rumour came from. The obvious questions are where and why? A pedestrian focused mall with expensive parking doesn't suit their bulk discount format, and Westfarmers already has a presence with Target and soon with Coles.

For reference, 15 Rundle Mall is the health food shop opposite Myer and this is 41 Rundle Mall:

Urgh Kmart, please no.

Ed Harrys has since been replaced by a cheap bookstore, which is already about to close down soon. Very interested in these $70m and $100m developments, that is quite a large sum of money for a city retail development. Possibly the Renaissance Arcade and Myer Centre redevelopments?, work has already been carried out on the basement and ground floor in recent times so maybe the upper floors/Myer are next?

that sturt street land has been on sale previously

lI imagine that it will be done in similar fashion to Gilles/Halifax precinct which has been very successful.

But it is going to need either multiple developers or a fairly wealthy one to get a site that big done in one hit (over various stages of course)

Other cities around Australia have these stores, we already have a Target that seems to do ok.

Any new retail in the city is good. It gives more variety and choice to customers. The mall is trying to get people to go there instead of suburban centers, so stores like k-mart are needed.
But what about the big items you say??! Toys R Us works fine. Shop in Toys R Us in the city and you get free delivery on large items.
Shop at Toys R Us in the suburbs, you take it yourself or you pay for delivery.

Its also not that hard to have a functional loading bay where things can be picked up from.

Next we need a hardware store. Not a full one like the Bunnings Warehouses more of a express type store.
I saw one of these in Sydney last weekend. It looked quite good.

As the city council tries to get more people to live here, these types of stores will be needed.

Toyko has a number of hardware stores that cover 5 or 6 levels.
