^indeed, lets just look at whats on West Tce: Drive thru, car show room, car yard, car show room, petrol station/on the run, another petrol station and drive thru, another drive thru, car yard, car yard, car yard, BIG F--ING TOYOTA SHOWROOM!!, Drive thru bottle-o, and Subaru showroom.

Not a good appearance IMO. Almost gets to look like a cheap version of sideshow alley. Take a look at Darlington. Has the same feel about it.

The newer showrooms (BMW, Toyota) are a lot better than the car yards, at least. So a slight improvement. Otherwise though, West Tce is a pretty horrible road.

West Terrace is looking much better these days since they have replaced the stobie poles with new lighting, improved landscaping, signage etc. Though really West Terrace isn't even apart of the CBD, it's more like a city bypass highway.
An upmarket car showroom is probably the best outcome for this site, considering what developer is going to propose an office or residential building opposite a large cemetery along a major busy road?

CITY LIVING: New York-style loft apartments - part of a $16 million housing development on Flinders St - have gone on sale.
Flinders Loft will covert a ‘90s office block into 18 one-, two- and three-bedroom boutique apartments, with high ceilings, floor-to-ceiling windows and open-plan living areas. Guava Lime Property Solutions director Michael Loucas said there was strong demand from Adelaide buyers for high-quality, design-focused dwellings in the city.
“We need to deliver innovative and inspiring accommodation options that go far beyond the standard high-density, compact-apartment living,” Mr Loucas said.
He said the finished building would have considerable green credentials, and residents would have an electric pool car and foldaway bikes at their disposal.
The building’s ground floor will have a village feel with a cafe or organic shop and outdoor dining.
One-bedroom apartments start from $365,000

The finish is much improved in the new render. Good to see some texture in there. The partially invisible section is quite clever too.
