Or Australian Central and Savings and Loans could have chosen from one of the many approved office development sites around Adelaide still waiting for a lease deal.

These company/developer working together proposals don't have a good track record. Hills and Bendigo/Adelaide Bank being two recent examples.

Maybe this one can prove that record wrong. Something including decent height would be appreciated for a change.

Interesting move. As I recall, ACCU built the building they're currently in (next to their old premises) only a few years ago.

ADELAIDE is set to get a taste of New York-style living at the $16 million Flinders Loft development.

The overhaul of a former office block at 276 Flinders St will include retail, two levels of office space and 18 apartments that echo the design of Manhattan warehouse conversions in New York.

But the boutique apartments don't come cheap. One-bedroom options with just over 50sq m of living space start at $365,000, or more than $6500 per square metre.

Real Estate Institute of SA president Greg Nybo said it would be interesting to see the reaction to the release of the apartments into Adelaide's flat property market.

"Whether or not the local market is prepared to pay that price point is probably yet to be seen," he said.

Mr Nybo said the price per square metre was at the higher end of the Adelaide property market.

"It's going to be a very specialised market," he said.

Housing Industry Association SA executive director Robert Harding said the development was catering for a developing market.

"I think it is an evolving market and certainly those sort of prices per square metre are quite common in Sydney, Melbourne or Brisbane," he said.

"It's not a market that has taken off yet in Adelaide, although we are seeing signs that people are prepared to pay more money for smaller living areas if they are close to the city and amenities.

"They are really catering for the young professionals."

Flinders Loft developer Guava Lime Property Solutions director Michael Loucas said demand for high quality residences in the city centre was increasing.

"Adelaide may be Australia's most liveable city but modern city dwellers are looking for more than just a central location," he said.

"As our population grows and cultural renaissance continues, we need to deliver innovative and inspiring accommodation options that go far beyond the standard high density, compact apartment living.

"With Flinders Loft, we are offering residents an aspirational lifestyle that combines the convenience of a city centre location with spacious, innovatively-designed and eco-responsive living spaces not seen before in the CBD."

Flinders Loft residents will be encouraged to embrace sustainable lifestyles, including using a shared pool car.
Opportunity is missed by most people because it is dressed in overalls and looks like work.

A rooftop cinema in the Rundle Mall precinct could help draw people to the CBD at night, a City Council committee meeting has heard.

The Rundle Mall masterplan consultant team has been scouting for buildings with flat roofs in the block bordered by King William St, North Tce, Pulteney St and Grenfell St.

Rooftop cinemas are popular in other capital cities including Melbourne and Brisbane, where they operate atop bars and hotels.

Rundle Mall Management Authority Chairman Theo Maras said rooftops could also be used for bars and restaurants.

“A lot of the current buildings have rooftops as concrete floors and then they used to have the caretaker flats on top of those.”

The rooftop cinema concept was revealed by design studio FJMT principal Geoff Croker during a briefing on the Rundle Mall draft masterplan last week.

“We could easily do this as a way of reinvigorating the city quickly at night time,” Mr Croker told a council committee meeting.

A final masterplan will be presented to the council in May.

Mr Maras said once the plan was approved, the RMMA would meet with every landlord “building by building” to explain opportunities to activate their properties.

The City Messenger reported in February that converting empty basement and upper level space into shops, galleries or housing would be a key project to revitalise the mall. “About 80 per cent of first floor upwards in the mall are not occupied,” Mr Maras said.

“Why, you ask? Because people are not into vertical retail or usage in SA.

“We are vigorously saying, ‘let’s make use of all of our building space’.”

Lord Mayor Stephen Yarwood said the city was experiencing a “rooftop renaissance’.

“It’s cheap real estate because it is already there and it is underutilised,” Mr Yarwood said.

Gallery on Waymouth boasts the city’s only rooftop bar, which is packed out most Friday and Saturday nights.

Co-owner Alex Taylor said a rooftop cinema would be “amazing for Adelaide”.

“Even in winter if you had some heaters or bean bags up there I think it could work really well.”

Melbourne - A cinema atop Curtin House, in Swanston St, which showcases arthouse, classic and recent release films. It also has a rooftop bar. The six-level building also houses a bar, restaurant, nightclub, bookshop, kung-fu academy, interior design business and creative studio.

Brisbane - The Limes Hotel in Fortitude Valley has a rooftop cinema and bar with movie-goers able to purchase tapas and drinks before and during screenings. It shows recent releases and old favourites.

I'd like a rooftop party here in Adelaide. It's already setup!

Actually, the one in Melbourne is really good. The screen area is all astro-turfed with deck chairs, so it has a real picnic atmosphere, and the bar is good too.

That's odd, 53-69 Franklin Street is the former Truscotts Hi-Fi / Car Park. The only church around there is the Maughan Uniting Church, which is at 10 Pitt St (or 43 Franklin St, depending on where you look it up)...

could this possibly be a typo...because the building at 53-69 FLINDERS street is a church.
