I found this on the SA Major Projects website, hope it doesnt happen because it could kill of construction in the CBD

It would be better if that land was dedicated to high-density housing for low to middle income earners. Thousands of people could live there and due to their proximity to the CBD these people would do most of their shopping in the city. However residential development will probabaly be more expensive as due to the industrial past of the land the soil would require more money spent to make it safe.

A $150 MILLION environmentally friendly office park is planned for a vacant site on Richmond Rd at Keswick.
The project is being developed by Axiom Properties in conjunction with ASX top-300 company Coffey International.
Axiom - of which the Pivot Group is a major shareholder - has the site at 33 Richmond Rd, across from the ETSA building, under contract to develop the business precinct.
Settlement is expected late in the year.
Coffey International will anchor the first of three stages with a commitment to occupy 7000 sq m in stage one, out of a total 9000 sq m of new-generation office space. The companies say the development project, to be labelled Coffey Worldpark, will "revolutionise living and working environments".
Axiom managing director Ben Laurance said the three-hectare site could accommodate more than 30,000 sq m of environmentally sustainable office accommodation, built in a campus-style environment.
"The project is a visionary, environmentally sustainable development that will spearhead and set new benchmarks for world's best practice in energy, the environment and working/living concepts," he said. "It will be sympathetic to the environment and pay heed to the concept of sustainability by addressing water and energy use, carbon emissions and recycling."
The development is part of a push by West Australian-based Axiom into SA.
Construction is expected to begin early in 2008, with the project staged over the next three years. The Coffey group of companies will co-locate its expanding teams in Adelaide in the precinct - including Coffey Geotechnics, Coffey Environments, Coffey International Development, Coffey Mining, Coffey Training, Clifton Coney Group, Carson Group and Enesa

Pity there seems to be no plans for residential or mixed usage at this site. Would liven up the place a little and help the Keswick Interstate Terminal attract city commuters. My idea was for the Keswick station to be remodelled into something you would see in European cities with a steel and glass canopy (roof) over the various platforms.

Is this just for the are next to/behind the office furnitutre store? Im all for high density residential developements in this area. But why would you want to aim new residences 2 mins drive from the city at low income earners?
What would be produced wouldnt be of a high quality standard, would it?...

Even apartments 2 mins from the city will be quite pricey and low income earners will not go for it.
And I for one would like to see mild end/keswick improve, not become worse.

Yes I agree. i wish this was going to be a residential development and keep the commercial developments in the CBD. 37,000 sqm of office space is more than Westpac House. Mile End is slowly improving I've noticed. There have been some nice streetscape upgrades in the area and a lot of the housing trust homes are being demolished to make way for newer more attractive homes. Being so close to the cbd the land value has increased significantly in the last few years.

However I do believe the government should be pushing to put high/medium density properties within say 3-5km of the cbd. Makes economic sense really.
Even within 10km of the cbd they should be pushing medium density developments with even some high density living.
Instead they think that making new estates 50+km out will do us good, but it will bite us all back in the ass when we have to spend extra money in firstly putting PT and other infrastructure there, and secondly when we upgrade say out PT system it will be a more expensive task.

Everything should be there. Separating commercial, residential, recreation & retail makes for very bland urban areas. This has been shown again & again. If you compile a list of the best urban places in adelaide the top 10 or 20 would contain a mix of uses.

Is this the area next to "Keen office furniture" ? If it is, then demolition of the old factory/warehouse buildings started around a fortnight ago, they are making considerable progress, I will try and take some snaps on the way home from work tonight, traffic can be pretty hideous the top of richmond road there, so I should have ample opportunity for a stand still shot
