Seems this site might just squeeze into zone PA-17 (allowing up to 72 metres). But hang on a sec, i believe 105m goes beyond the aircraft OLS (which is approx 110m above sea level at this location if i'm not mistaken).
And another question - why is this building 19 metres taller than 115 KWS (25 levels, 86 metres) for only 2 additional floors?Opportunity is missed by most people because it is dressed in overalls and looks like work.

It's a guesstimate Wayno hence the "~". Also this site is adjacent if not in the 103m zone so i wouldn't think it would be too much of an issue.

It's not really in a controversial area. I don't see why it wouldn't be 100m+

Considering that this will be a residential/hotel building, my guesstimate regarding its height is that it will most likely be around the 90m mark.
Unless it has some kind of roof feature or spire, I don't think this one will exceed 100m.

The expected cost of this development is $78 750 000.
It has been classified as being 'category 2' by the ACC, meaning that only neighbouring property owners will be allowed to comment on it.

Dash architects are the ones who designed the 115 KWS office tower; if that's any indication to the design/quality that we may expect to see eventuate out of this one.

Being $78m (and hence off to the DAC anyway), the ACC could classify it as an Area 51 wing-wong for a goose's bridle viewable only by the President and it still wouldn't matter one jot.

Here's a brief description of the work: Demolish Pilgrim Centre, demolish rear annex of Pilgrim Church, internal alterations and upgrade 16-20 Flinders Street and use hotel and construct 27 level mixed use building with basement carparking.
The whole site including is owned by the Uniting Church. 16-20 Flinders St (which is heritage listed and will be internally refurbished) is leased to the state government as an interpreting and translation centre. The Pilgrim Church on Flinders St will remain.

If it is, it looks like it's going to built quite close to the other tower planned for the corner of Pirie Street and Gawler Place, closer than I originally thought.
