This proposal is nice, I think? It's not dreadful. Perhaps it should be accompanied by a narrowing of west Gouger St to facilitate an extension of the liveliness of the eastern half.

At its upcoming meeting, the state government DAC is expected to grant planning APPROVAL to the ACC's proposal to build 3 x 5 level residential buildings designated as 'affordable housing', on the Sturt St carpark.

Remember, supply & demand. Just because they can build a 20 storey tower, it doesn't mean it's smart for a developer to do so.

Plus it's all relative - the 'office building' on South Terrace looks like a one level house, maybe two (hard to tell from Google Earth) so a 5 storey apartment development will still look good. And most of the thinking of these no doubt got done (and the finances) before the rules changed. Will no doubt help the aesthetics of something even taller next to it in the future!

Construction to start soon. An upside to this project is the elimination of a large open lot carpark.

I think well-designed, smaller boutique apartment developments are likely to appeal to Adelaide buyers more so than large developments.
In Adelaide, people have grown accustomed to individuality when it comes to housing choices, and it has always been provided to them. Hence a small group of, say, 5 units is more appealing than a group of 50 units (all other things being equal). Same philosophy I think would apply when appealing to potential purchasers of high-density city apartments - "small is beautiful". I know that I would rather purchase in a small boutique development than a larger one.
