There is a good reason why there are so many ugly buildings in Mawson Lakes and that's because the design standards set by Delfin were lowered due to slow land sales. The shoddy workmanship can be attributed to the gap in the building industry at the time for developing medium density buildings. This resulted in many lower tier building companies moving up a tier without the appropriate experience.

There are some good aspects though. If you live in the centre, there is no need for a car and everything is within walking distance. The population is there but the retail facilities etc need to catch up. There are still large amounts of vacant land available for commercial purposes and vacant tenancies are notable due to the GFC. The delay in the approval process for Stage 2 of Mawson Central hasn't helped. Once fully developed it can't really be expanded therefore I anticipate that a lot of the lower level buildings in Mawson Central will be demolished and replaced by higher, more energy efficient and aesthetically pleasing buildings (hopefully starting with the hotel and AWU building).

Mawson Lakes Town Centre upgrade approved

Construction on Mawson Lakes’ much-anticipated Town Centre upgrade will begin in the coming months after the $40 million Stage 2 development was approved by the Development Assessment Commission last month.

The upgrade is now on track for completion in 2013 and will expand the existing Stage 1 Town Centre, including a revamped full-line Woolworths supermarket, a discount department store, cafe, 40 new apartments and more than 1100m2 of additional retail space.

It will also add another 387 carparks and bicycle parking to the precinct.

Stage 2 is being developed by Adelaide-based Taplin Group of Companiesand they also manage the Mitcham Shopping Centre, Marden Shopping Centre, Marryatville Shopping Centre and recently completed the Bayside Village Shopping Centre at Glenelg.

Delfin Lend Lease Project Director Vince Rigter said the development approval was welcome news to Mawson Lakes’ residents, visitors and workers who would enjoy additional retail, living and entertainment options.

“The Mawson Lakes Town Centre has already established itself as a vibrant retail, commercial and recreation hub for the region, with medical, childcare, recruitment , banking and other key services helping to service and attract the 4,500 workers and 7,500 students that frequent the community each day,” he said.

“By continuing to explore opportunities for integrating residential, retail and commercial precincts into the community, Mawson Lakes has fostered a lively urban centre that is a highly attractive destination.”

Developer Andrew Taplin said businesses had already recognised the opportunities available within the precinct.

“We’ve already had strong enquiry from businesses interested in leasing tenancies in Stage 2 of the Mawson Lakes Town Centre, so we’re eager to get construction under way,” he said.

“Having developed and managed other retail precincts across Adelaide, we have the experience needed to ensure we enhance the Mawson Lakes Town Centre.”

The 620ha Mawson Lakes community was developed by Delfin Lend Lease and the Land Management Corporation. Just 12 kilometres north of the Adelaide CBD, almost 12,000 residents in over 4,000 homes call the community home.

Over 30% of the community is dedicated to 189ha of open space including parks, nature reserves, sports fields, playgrounds and waterways including a village lake. Over 26 kilometres of hike and bike trails connect the community with various amenities including the $20 million town centre, The Promenade.

I initially was very skepitical of this project, but the more it has progressed, the more I like it. L ooking at the latest view on Nearmap, am I correct in that the remaining parcels to be developed are along both sides of Elder Smith road near the Rail interchange and a couple of blocks in the Town Centre? Or do you think they will try and push it North towards the airport.

I am very impressed by the various styles of construction, especially the small tower blocks which various gentleman of this site have taken.

Went to Mawson Lakes tonight and I have to say I am impressed with how the suburb is turning out. The Town Centre was fairly lively tonight, with people enjoying a meal or just taking a stroll along the lake.

The train station doesn't feel that isolated anymore, with the carpark fully bitumenised and some mid-rise apartments built alongside it. The university campus is very well integrated with the Town Centre. While on the scenic side, Mawson Lakes is also starting to look very attractive these days with the trees starting to mature and make more of an impact.

Sure the suburb is full of carbon copy prefab boxes, but it's so much better than a low-rise cul-de-sac suburb with a big concrete box in the middle.


- Though with Salisbury Council taking control of Mawson Lakes eventually, it will be interesting to see if it stays this well maintained or ends up like half of Elizabeth.

Where the hell are the provisions for parking your bike near Mawson lakes station? Even the extension to the carpark in now close to overflowing, people are finally getting the message to go to a train station instead of enduring peak hour on the roads, but I bet the 80% of those cars have people that are within a easy bike ride to the station. Build some decent bike facilities and they will come. Can DTEI also do away with the stupid policy of trying to supply bike lockers at stations, they are bloody useless and over engineered. Just supply a covered space where bikes can be locked.

The carpark at Mawson Lakes train station is the work of retards. To get from your car to the bus/train you have to walk all the way around the stupid great square lake between the two. As it and the station platform are about the same length, it means you have to walk (up to) half the length of the platform, walk from one edge of the lake to the other, then walk the other half the length of the platform. Now due to the train substitute buses being in operation, its fenced off all the way to the halfway point before you can cross the road to the buses/train.

Did no one think to put a foot bridge over the stupid lake so people can take a shortcut ???

Wouldn't western residents go up the bridge & take an elevator to the platforms?

Philip Highway apartment complex approved

A $35 million office and apartment complex on Philip Highway has been approved by Playford Council’s Development Assessment Panel.

The 30m high, eight-storey tower will be built on the site of the former RAAF clubrooms on the Ridley Rd corner.

The Tyger Group plans to build 67 apartments in the tower, a three-storey office building and about 170 carparks.

I guess even some of the Adelaideans who are vouching for higher density are still getting their heads around the idea of having taller buildings littered through the suburbs then. When I was in Osaka recently, I saw that there's a 56 level building directly across the bridge from Kansai Airport, which is on a man made island about 5km from shore. That building is about 30 km south of central Osaka and is the tallest building in the entire metropolitan region, and way taller than anything around it for many miles.
