I still don't see how JM is a heritage building. It's not architecturally significant, has no real historical significance & the conversion to the bar/venue it is now means the interior's been changed enough to not warrant a listing.

I am fanatical about preserving our architectural heritage however I too cannot see why the JM is worthy of saving. I understand peoples annoyance when an older building gets demolished even though there will be nothing standing to replace it but the building really is insignificant. It adds nothing to the streetscape.
At first I was against this proposal because it would mean the demolishion of the older buildings on the corner but then on second thought, a hotel here would be great for enlivening the street and lane down this end of town. The design is quite decent too.

Sigh. So short sighted...plus insulting the 'design community'? I'm hardly insulting myself by suggesting development engage the community on a whole...what we're talking about here is community planning, as opposed to dumping vertical glass and steel in the middle of the city. you dislike of the building comes from the JM, that is it but you have tried to make it into some sort of design issue - (you can insult a community you are part of btw...)

I seem to be having an issue getting my point across, not expressing myself correctly? Suffice to say, I think that just because you can't see a thriving laneway doesn't mean it cannot easily exist. However, removing all East facing shop-fronts along Twin Street will ensure it will never be a thriving laneway...that is the problem with this development, its like a big blank wall with a service lane up one side. This has been my point from the beginning, and it is a design issue. However, the onus doesn't rest soley on the developer...where is DPA and ACC in all this?
Can the development not add cafe's or retail along Twin Street? Unattractive? How about using the ACC's well publicized desire for a CBD 'Laneway Culture' to esure upgrades to the street that might make it attractive? Surely there is sufficient potential business kickback for a hotel to warrant consideration, it is a laneway off Adelaide's main street (or mall). Place the hotel restaurant at the rear right of the development, add external access and a couple of shops. This is the sort of development I'd like to see, adding no cost to Hines, regenerating a dead laneway and creating new business/employment opportunities.
As for JM, why would a developer spruiking the heritage of the street not want to keep and develop the oldest building on the block? It also has rental or development potential, as is demonstrated by the fact that, as unattractive as the building might be (paint or grit blast it) it is currently a successful small business right now! It could be the 'heritage' centrepiece or a small retail, cafe and market district, right next to Rundle Mall and a 300 room hotel...my interest in Twin Street pre-dates JM, its (IMO, semi-pointless) demolition led me to this forum but its not the start of my point, the street itself is.
You have to take into account how best this area can be used, it sould be a much more sensitive development than proposed, and the ACC should have paid far more attention to the proposal much earlier. The street has heritage character already and endless potential, why not save the character and use it as per the East End Markets development? I miss Ruby's Cafe and the Madlove Bar, but we all survived and a quite successful (and well done) development still went ahead. That development embraced the areas heritage (begrudgingly) AND its usability. Being pro-heritage mean anti-development, my discussion is about the future, not than the past.
Anyways, I'd love to hear news, and I'd love to hear the developer's side...we've got 14 pages of discussion and no-one associate with Hines can shed any light on some of these development considerations (except Ben, of course), but I know they're reading.

Hines Property gets go ahead for $65m hotel
SOUTH Australia's Development Assessment Commission has approved Hines Property's $65 million hotel development in Adelaide.
Located on the corner of Grenfell and Twin Streets, construction will start later this year ahead of projected completion in 2014.
The 17-storey hotel will comprise 300 rooms, food and beverage facilities, fitness centre, conference and business facilities.
Hines Property managing director James Hines said the project will create more than 200 jobs during construction and then 80 permanent positions once the hotel opens.
“This hotel is going to be an outstanding new addition to the CBD and will contribute to Adelaide’s growth as a city in line with other exciting major projects such as the Adelaide Oval upgrade and the Riverbank expansion,” he added.
Hines said an announcement will be made soon regarding an international operator to manage the hotel.
This is the fifth major development undertaken by Hines Property in the Hindmarsh Square precinct having recently completed the nearby $100 million Crowne Plaza Adelaide hotel and the adjoining $50 million 20 Hindmarsh Square apartments complex.

the height and the design are crap though, it looks like something that a budget hotel chain like Formule 1 would build for somewhere like Wollongong or the sunshine coast. Adelaide deserves better that this box. But I suppose it's better than nothing and not every new building can be amazingly designed and super tall
