i think they have based the story on the nort tce region meaning buildings can be built higher in these areas and i think it was written very early before the finer details were released and just wanted to release some type of story as quick as possible.

I'm not sure if you're serious?

These are the biggest planning changes, along with the introduction of the City Design Review Panel, in decades, literally, since they lifted the 40m height limit back in the 1930s or whenever that was. These changes are nothing sort of phenomenal and are truly a game-changer for the city. Without these changes, your fantasy 200m BHP building wouldn't have been possible.

I was just watching the covergae of this annoucnement on Ten news, and the governemnt has announced its prefered route for the CBD loop. The only problem is that this project is currently only a vision, as there is not enough money in the state budget to finance it.

For the benefit of everyone, the loop will turn south from north terrace onto West Terrace before turning east at Currie Street. It will then turn south onto Morphet Road and travel down to Whitmore Square, where it will turn east onto Sturt Street/Halifax Street. At Hurtle Square it will turn north and travel up Pulteney Street to reach North Terrace where it will turn west to loop back again.

Brilliant developments. I too was expecting some kind of major building announcement but in retrospect what was announced really is something major for the city, giving us so much more potential for development and really shunning the City Council Haters to the side. Has there been any word from the conservative groups about it, they'd be fretting hard.

Can't get over that 180 day to 10 day reduction , thats incredible. So it should be, sick of the bullshit involved in trying to get stuff built here, with all this development we'll really shake off the country town mentality.

This is bigger than one 200m building proposal.
Without this, no 200m building would ever get built in Adelaide.

The airport limits are still of concern though. Are these likely to be a deal breaker?
Without knowing how much these will restrict development in each of these areas it's difficult to get TOO excited.

all the news reports are saying that cause of the airport height restrictions that it means that we cant build anything above the 30 storey limit anyway so were only slighty better off than we were yesterday

Read our 2008 Development Plan Submission re: PAN-OPS. Also there have been notable exceptions made in the past (e.g. City West). AAL have a pretty good history of working with developers, and planning bodies. Having said that, there is still work that can be done around CASA's antiquated regulations.

It seems the key here is what the CASA regulations say. Is this published anywhere?

Surely this is the first place you would now look if you were planning a very tall building?

AdelaideAlive & ml69.. regarding CASA height limits - I would highly recommend you reading the Submission S-A put together a few years back. It has a very good synopsis of the current situation (as it were in 2008 and now) around aviation imposed height limits, and the way forward. I've attached the document to this post.


The second big development/vision has already hit a few media outlets (abc etc). Those of you who guessed it was a vision for a new cbd tram loop were correct. I'm holding off posting a new thread, until I can get a dear friend of SA to put up some more details on proposed routes etc.

A fine outcome indeed! I see lots of common-sense and logic here, and I commend the decision-makers for their CBD-wide visions. A better Adelaide will come of this if developers use their sites to their fullest potential.

Developers welcome city planning overhaul

THE development industry has welcomed an “absolutely monumental” overhaul of the city’s planning guidelines, expected to immediately flood the State Government with $500 million worth of projects.

Industry experts say the sweeping changes to the development plan, this week announced by Premier Jay Weatherill and Planning Minister John Rau, were the most significant in decades.

They tipped the changes would spark a flurry of applications from local, interstate and overseas investors over the coming months.

Under the new system, building heights have been raised to 30 storeys across a range of streets, including parts of King William, Pulteney, Grote, Wakefield, Currie, Grenfell, Franklin and Flinders streets.

Mr Weatherill, who vowed to pitch the new plan to interstate and overseas investors, said at least $500 million worth of development applications would immediately be lodged.

He said the changes also would spark $15billion in commercial, retail and residential development in the city over the next 30 years.

Property Council of SA executive director Nathan Paine said the “very, very bold” overhaul, which has City Council backing, was the biggest reform to hit the industry in decades.

“I cannot remember a government taking such momentous steps to get Adelaide moving in my time,” Mr Paine said.

“We will not have developers having their hands tied with sites that could have something special on them but, due to low height limits, they sit stagnant.”

He said the reform had “removed the shackles” from frustrated developers.

“I know a couple of developers who have been waiting for this announcement,” he said.

“There will be a number of applications which come in pretty quickly.”

The reform included maximum building heights of 15 storeys on Gouger and Hindley streets, West Tce and Light Square (up from three to 12), 12 storeys on Rundle St (up from four to six) and 10 storeys on South Tce (up from six to seven).
