A maritime precinct sounds good.
Since we also have submarine history near Port Adelaide, maybe they could also bring the former HMAS Otama Oberon Class submarine over from Western Port Bay in Vic to display near the clipper. They have been looking to offload it for ages!
Even putting the first Collins Class, the Collins, on display once it's retired in 203X and replaced with another locally built submarine. Even an ANZAC frigate would be nice to have on display given they will be replaced with locally built ships.

Looks like it is that site

EDIT: Maybe they know something about the defence contracts that we don't know yet???

It was to be a hotel, what's that got to do with defence contracts? Besides NAVAL Group is setting up their local office nearby.
Perhaps the fact the pandemic has thrown us into a recession (that's going to get worse mind you), has something to do with it. Maybe financing or a hotel operator fell through.

There are a total of 7 parcels on that site, and the hotel only covered half of the site. This could be the sale of either the hotel site or the remainder of the site. Who knows...

It wouldn't be the first time a landowner lodged a speculative development proposal in an attempt to increase the value of their holding.

I hear you, however should this be the case, wouldn't it make sense to market the property promoting the approval. This whole listing is poorly marketed. they've used old drone shots, poorly written description. I'd be pretty annoyed if I owned that site and this was the marketing effort used to try to sell it.

see quote extracted from the article linked
According to the group, the development is in response to the $90BN in new Defence Spending the Federal Government has committed to.
Port Adelaide is the nearest centre to the Naval Shipbuilding yards at Osbourne, which is where the 12 new attack class submarines and 9 new Hunter Class Navy Frigates will be built and maintained over the next three decades.

You implied that they might know something about the contracts, implying that because this site for the hotel is up for sale that what they might know is negative.
And then you quote that.
Strange.

There's absolutely no way unrelated property people would know about defence contracts without a significant security breach.

The renders appear to show it taking up the whole site though.

Sorry, I should've explained my thoughts a little better.
In the article the developer stated that the reason the group was undertaking the development was in response to the $90BN in new Defence Spending the Federal Government has committed to.
Then all of a sudden the land is on the market for sale, so my comment stating the developer may know something that we all don't know, was indicating that they may know the outcome of the $90BN Defence spending and they we're selling up the site because of this reason.

Lots 2-7 are the lots which included the hotel site. Lot 1 (nearest the lighthouse) is owned by a separate party and is not included in the hotel site.

A Naval Group would set up its headquarters in the old TAFE SA building in Port Adelaide.
