Generally i think the design is fantastic for Adelaide. Just one question:

The "Pyramid" structure on top of the building is it all glass on all sides? Form the North Tce facade you could be forgiven for thinking that the renders show a mesh/louvre type ventilation screen for a plant room??

I like the way they have kept in character with the rest of Hindley Street by maintaining the 2-level height in line with the rest of the street, allowing the building to be set back at a much larger height than what would normally be allowed. This one does breach limitations does it not? Although I believe it definetly can be exempted on architectural merits.

It looks like not so much glass... :( Would hope there's a restaurant up there on several levels with good views north. More like a plant room though. At ground level it looks good. As for the northern aspect, it's not too bad, I would have preferred more glass, but maybe the building is on a boundary here and that's not allowed up to a certain height. Ben, have you got floor plans?

Cheers

According to the documents on public display, they're actually solar pannels for the hot water system.

Guys before we all get too excited about this one, i think we need to consider the fact that the view from North Terrace of the now confirmed "plant room" in the pyramid section is going to look as ugly as fuck! Basically its about 4+ stories of exposed mesh!!!!

From a functional perspective, this building is really quite good. Lower levels have triple-glazed windows and upper levels double-glazed; an array of solar panels providing both power and hot water; all rainwater caught in garden beds, balconies and roof areas will be treated in an on-site grey-water system for flushing toilets and watering gardens; timber shutters on east and west windows; all good, useful features.

From an aesthetic perspective, I'm quite happy - I love the sandstone around the base, and the relationship with Hindley Street is tremendous. I'm pleased to see that the weakest view (the northern facade) has been openly presented in what appears to be a realistic representation of the final product, when it could have been easily hidden or downplayed (Spire, take note). The masonry cladding on the east and west facades appears to have some kind of texture and colour to distinguish it from the stark white or grey that many other buildings use, which is good to see. Perhaps the northern facade could be improved by using the higher-quality cladding here, too, rather than just the plain white that it appears to be.

I for one would like to see that top pyramid lit up at night - even just a basic outline of the steel structure in-between the solar panels would enhance the building's presence.

I must admit, I am really excited about this proposal.

The cummulative effect of this building on our skyline, coupled with 20 - 22 Currie Street, and Spire; will have a profound impact on our skyline.

I would love to see how all these buildings look like together, I can just imagine the impression for visitors coming into the city from the air seeing a compact, yet edgy city in terms of design and architectural expression.

I'm very pleased. I hope it is approved. (fingers crossed 8) )

Great renders there. Love the impact on the northern skyline. It is really good to see a different shape proposed in our boxy skyline. Solar panels etc are good addition too. I hope this one gets built.

*sigh of relief*

That's nice.

Hopefully Spire's new renders will have the same kind of positive impact on us!

After reviewing the documents I would give this building the thumbs up. It has just about everything.

A restaurant would have been really nice in that steel frame (with glass of course), but the plant room and the green features had to go somewhere in the roof. The sight of stainless steel won't be that bad. Maybe the plant room will be lit. That would be interesting.
