Royal rebuild on the way

UP to 10 major projects worth $130 million will transform the Wayville Showgrounds from an exhibition centre into a year-round hub for community, sporting and commercial activity.

The Royal Agricultural and Horticultural Society (RAHS) has identified a number of buildings, including stables and the piggery, to be rebuilt or internally overhauled to create large, multi-use spaces.

The new or revamped buildings would still serve their traditional purpose come Royal Adelaide Show-time, with temporary animal stalls replacing the fixed ones that make the current buildings unusable for all but nine days of the year.

Showgrounds CEO John Rothwell said once the State Government made zoning changes for the site, to allow for a wider range of uses, the search would begin for partners for ``eight to 10’’ building projects. He said the projects would be modelled on the successful partnership between the Showgrounds, Unley Council and Basketball SA, which a decade ago saw the old dog pavilion rebuilt into a stadium that is still used for parading pooches at the Royal Show.

``For us to spend money on a new dedicated beef cattle shed for nine days of the year doesn’t make sense,’’ Mr Rothwell said. ``For most community or sporting activities they can work around the the Show and it’s a small price to pay for the central location and great facilities.’’

Historic buildings such as the red-brick sheep and dairy pavilions and the administration building would not be demolished, Mr Rothwell said.

The transformation of the Showgrounds began last year with the razing of the historic Centennial Hall and the building of the $50 million Goyder Pavilion in its place.

Solar panels with an area of 10,000sq m are to be installed on the pavilion’s roof by August.

Unley councillors voted in December to allow the government to handle the rezoning of the Showgrounds, a process expected to take about a year, so the
council could concentrate resources on other amendments to its Development Plan.

The zoning of the Adelaide Showgrounds at Wayville is being changed to allow for future development. New zoning will allow for multi-purpose structures like sporting venues, car parks and offices which could be used all year.

The show's chief executive, John Rothwell, says it means each section will not have to be rezoned every time there is a new development.

"To make sure that the zoning does reflect how we can progress with the Showground over probably the next 10 to 20 years," he said.

"The society came out about 18 months ago and mentioned it would like to progress development and it could be in the order of about $200 million over that time."
