given how long it took Bowden to get moving, and its still a building site, wouldn't surprise me if it takes a decade or so for that render to become reality

I completely disagree. If anything it would make it way easier. There's certain areas of Edwardstown that have individual character or landmarks - makes wayfinding a lot easier.
