O’Connor said he feared sales interest in 45 Park, which went on the market earlier this year, would fall away because buyers would be unwilling to pay stamp duty that was not required in the CBD.

What's vastly superior about it? No real close by services within walking distance, other than the pub.

What's vastly superior about it? No real close by services within walking distance, other than the pub.
Walkscore gives it a rating of 73%. You seem to have forgotten how much of Melbourne Street is within walking distance.

As for what's superior about it, proximity ti the river is one obvious drawcard.

Wrong side of Hackney Road, without a car it would be difficult. I have a friend who lives just behind that in Rose street. Public transport is difficult there as you have to deal with the main road, and not many actual services that stop. If they do they are full. The walk to the stop is not sheltered and you have to cross a lot of traffic (including the busway's output) to get to the stops. There's no grocery stores within a reasonable walk. Closest is the IGA on Melbourne street. I looked into living with him, but it was just too isolated without a car.

My house has a walk score of 98% :D

It will be interesting to see if the prices of these apartments come down in price as a result of all

I know this isn't the thread but.

by issue with this kind is statement is what are pubs and clubs meant to do to supplement their income? Inner city pubs get smashed on all the council rates, land tax etc given the value of the sites.

people aren't winning to pay a decent margin on alcoholic products for the pleasure of sitting in a pub and being served beer and food.

so there is only really two options pubs have, get pokies or shut down.

Poor interest in the site (2000 enquiries but only mid teen sales?) can now be blamed on the state government's stamp duty decision, not on the developments poor location (relative to everything people want / need) and potential over pricing.

The apartments are also quite expensive.

$1.125m will get you a 3 bedroom apartment in this development.

For that much money you can buy a pretty good house. I think I'd rather have
a nice house.
