Excellent news, I am a fan of this building, we need more edgy designs like this in Adelaide.
By the sounds of it, demolition and construction could happen rather promptly (pre-commitment), unlike alot of other developments !

Great news even though it's a relatively small building for the CBD.
It is a decision that clearly states where the DAC stands in relation to the moribund adelaide council.
I see the council propose that they limit who can vote in the council elections and also to have their development panel committees in secret from now on.
More power to the north adelaide club. Thank goodness the significant building / planning approvals have been taken away from them.

This is great day for common sense!
Now all the State govenment needs to do is learn how to cut grass and write parking tickets and we wouldn't need the council at all!

To try to put it in some sort of perspective the World Cup is as big as having 2 grand finals a day for a month

I saw that interview with Moron and she said that one of the reasons they rejected the project was that it would "stick out like a sore thumb." What a stupid thing to say! By that logic the whole of Adelaide which is built on a plain sticks out like a sore thumb. So we should just bulldoze the whole lot then?! Good one. Smart. She's clearly the brains of the operation over there at the council.
Colour me logical here but every single building that is the first in an area will stick out like a sore thumb. That is no reason to reject it, something has to be first. Years from now when the west end develops more then it won't stick out like a sore thumb will it!
So I'm glad to see this one approved because this and the balfours site are a good start in the development of the west end of the city.

So the majority of this new building will be occupied by people who are at that location already? Does that sound like it's got much capacity left for adding any extra "vibrancy" to that part of the square? Although I'm sure the legal staff will all enjoy their new window offices and on-site parking.Howie wrote:Tindall Gask Bentley Lawyers, the current tenants of the existing building. I doubt it. They must have an office elsewhere as the current building is 2 levels and if they are taking up 80% of a 13 level building that equals a lot more then 2 levels.Prince George wrote:So the majority of this new building will be occupied by people who are at that location already? Their website says that they have a staff of only 70-odd (40 lawyers, 30 administrative staff) across multiple offices, and they list their city offices as 12 Pirie St rather than Light Square http://www.tgb.com.au/contact-us.php. I wonder if that means they are going to devote a lot of the space to records management (which may be what the current building is used for); otherwise, why would they need so much space for so few people?Ben wrote:I doubt it. Hmm Maybe what Howie meant is the building is 80% leased including part to the lawyers, but not the whole 80% as that doesn't seem to add up... literally.
[COM] Re: #APP: 74-80 Light Square | 45m | 13lvls Office
Not sure the arrangement, but do the math... 13 levels at 80% occupancy, should mean at least capacity for 500+ heads.Prince George wrote:So the majority of this new building will be occupied by people who are at that location already? Yeah, TGB are nowhere near big enough to have pre-committed to 80% of this building - it must be 80% pre-committed with them as lead tenant. At a guess and allowing for future growth, they'd take up 3-4 levels tops.
[COM] Re: #APP: 74-80 Light Square | 45m | 13lvls Office
Either way, with this type of building, tenants change continuously.
[COM] Re: #APP: 74-80 Light Square | 45m | 13lvls Office
To be quite honest, I can't see any edgy designs from the render. I don't think a slightly different facades with colours actually makes much difference from the other newly constructed buildings.omada wrote:Excellent news, I am a fan of this building, we need more edgy designs like this in Adelaide.

Other than that, I am quite happy we get some height down the part of the CBD.

The building only has around 3500 sqm2 of ofice spcae.Pants wrote:Yeah, TGB are nowhere near big enough to have pre-committed to 80% of this building - it must be 80% pre-committed with them as lead tenant. At a guess and allowing for future growth, they'd take up 3-4 levels tops.
Thus 80% of that is around 2800sqm2, which could be reasonable for a law firm of the size of TGB (?)
