Fantastic looking building. Sleek, imposing. It seems there are more and more 30+ proposals where once such bldgs were extremely rare and over a long time. The ones coming to mind are Kudo, this one, the one on Frome St, The Trims site and I believe one more on Pirie St. Vue seems to have been the initial one of the tallies. Combined usages look to be the go (hotels/resi/retail).
I read recently (AFR) that our resi level development is about 10th of the eastern capitals but there appears to be a catching up going on here as well as a cultural shift towards this - enhanced by the nature of the overall CBD development and activities.

It's on realestate.com.au now, with an estimated completion date of Dec 2019ghs wrote:Demolition and construction will be at least 2 years and given that it's a big project there will most likely be delays andAdelaide will gain a new Accor hotel in 2018 with the opening of the Sofitel Adelaide on Currie Street in the city’s CBD.
cost blow outs.
If this is going to open in 2018, then surely they'll have to start demolition / construction in January next year.
So that would mean the sales office will be open for only 3 months ??
I find it hard to believe it's going to be open by 2018

Must admit i'm slightly concerned this one now has apartments included, as opposed to a stand-alone hotel. Don't get me wrong, no one would like to live at the top of Adelaide's tallest resi building more than me.
It's just that with such a large number of apartment developments either proposed or coming online in a softening apartment market, I hope this one won't hinge on selling most of these before being able to proceed. And being at the top of a 5 star hotel, i'm assuming they won't be on the affordable side.
Anyways, I hope I get proved wrong because this a fine looking building.

Fairly sure this was always going to have apartments included? Either way I think there are only approx. 70.... So with Sofitel/Accor already signed up I wouldn't have thought a huge % of pre-sales would be required for this to get going.
[COM] Re: Currie/Rosina St | 115m | 32lvl | Sofitel
This proposal has always included apartments. Given that the hotel will take up 24 levels, the building is already 75% sold.Jaymz wrote:Must admit i'm slightly concerned this one now has apartments included, as opposed to a stand-alone hotel. Sofitel signed up to this project more then 12 months ago. They won't want to wait around forever.

I'm hoping that when complete the top is lit up at night(all night) like in the render. Hopefully that starts a domino effect and more buildings and new proposals do similar. I think that aspect alone will have a dramatic change and impact on not only the skyline obviously but a positive to people's perceptions.

I agree 100%, the Adelaide skyline is seriously missing some light & colour. Hopefully its the first of many!

I've taken friends from interstate up to Mt Lofty at night, despite barely being able to identify the CBD, it's a pretty darn good view up there at night.YellowRoad wrote:I agree 100%, the Adelaide skyline is seriously missing some light & colour. Hopefully its the first of many!
But if the CBD was lit up, with buildings having lighting effects/features, it would be an even better view.

I don't think you need fancy lighting effects. We just need to build up the edges of the parklands (both sides) so that it's much more defined.rev wrote:I've taken friends from interstate up to Mt Lofty at night, despite barely being able to identify the CBD, it's a pretty darn good view up there at night.YellowRoad wrote:I agree 100%, the Adelaide skyline is seriously missing some light & colour. Looks like they've sold about 23 of the 72 apartments in Luminesque
[COM] Re: Currie/Rosina St | 115m | 32lvl | Sofitel
According to real estate.com estimated completion is now December 2019!! That's 3 years away. I guess they don't plan on starting any time soon which is bizarre given the strong sales and hotel pre commitment. It is "estimated" though. I imagine that would be a tough sell to potential purchasers.

As far as I understood the developer, Palumbo, wants to complete the current project in Kent Town first, which should happen late this year, before starting this.Ben wrote:According to real estate.com estimated completion is now December 2019!!
