Art theme for new Flinders St apartment complex

A MODERN art panel eight storeys tall will adorn a a new apartment building on Flinders St.
And the common areas on each floor of the 14-storey Art Apartments will feature floor and ceiling frescos by a range of modern artists.
The $9.5 million project, designed by architects Loucas Zahos for developer Guava Lime Property Solutions, was approved by the City Council's development assessment panel last night (Monday, November 5).
Michael Loucas, a director of both firms, said each floor would have a different artistic theme.
"This is the first project where we're integrating art into the fabric of the building," he said.
"We've had some excellent (artistic) talent come forward."
As well as the art panel on the western side, for which a design is yet to be finalised, the building will have the word "ART" embossed over three levels of its concrete eastern facade.
Between Frome and Daly streets, Art Apartments will have 48 apartments with up to three bedrooms, priced at $365-450,000, and two three-bedroom penthouses going for $1.1 million and $1.2 million.
There will be a cafe on the ground floor, parking for 10 cars, and 30 bicycle parks.
Residents will have access to a shared electric car.
Mr Loucas said 20 apartments had sold off the plan with seven more "on hold".
He said construction, which would take a year, would start once presales reached about 70 per cent, or 35 apartments.
Buyers included investors and professional couples.
"It's basically couples looking for affordable accommodation," he said.
"It's for young professionals who want a foot in the door in the city."
The penthouses were aimed at families, he said.

Very nice design. If you look at their website Guavalime seem to have a legacy of designing and then developing quality buildings. I wish more achitects were intimitely involved in large-scale developments in the same way these guys are - most architects draw the line at developing their own dream house (if they can eventually afford it)

An exciting new property development combining chic and affordable city living and paying homage to the arts has just been awarded Provisional Development Approval and a unanimous vote of confidence by the Adelaide City Council.
The ART Apartment complex at 242 Flinders St in the 'Paris quarter of town' features 50 apartments with a quirky artistic flavour. Despite a stalling Adelaide property market, demand for the new development has been so high that more than 50 per cent of the apartments have been taken up in the first two weeks.

A SOUTH Australian artist's work will be taken to new heights - literally - on an eight-storey mural across the side of a new development in Flinders St.
Six interior commissions and the exterior mural are up for grabs in a competition from property developers GuavaLime for their development of a 13-level apartment complex, to be built this year.
Artist Ervin Janek, 73, said he was hoping he would get the chance to design the mural, which will be one of the biggest pieces of public art in Adelaide.
"This is the first competition I have entered," he said.
"I think it is a good idea. Public art is for the people, and you can see how people respond to it."
Mr Janek said he had not made any plans for his mural design, but he said he had a couple of options.
"I've got endless amounts of finished artworks which I can use to help contribute to the design," he said.
"I don't know exactly what they will want.
"I could do something with a strong design with religious symbols, or something a bit more political."
GuavaLime co-director and architect Michael Loucas said his company had worked with artists and art was a fundamental part of the design.
"The largest will be an iconic 21m-high by 7.5m-wide mural on the exterior western wall of the building, providing a prominent visual motif for the surrounding area," he said.
"This part of the city is experiencing a renaissance and we want artwork that reflects the positive elements of this East End lifestyle."

Work has commenced. Foundation pylons are being drilled and filled with reinforced concrete
