I somewhat have my doubts about the design of this one at the present stage, sort of looks like a 1970s commie block dressed with some blue tac, yellow tac and a few other tacs from the newsagent.

I'm sure that render does the apartments no justice, but I don't really like it.

I guess we'll just have to wait and see once the 3D images come out but let's hope they lose the 1980's fluro colouring.

I'm sure some decent renders would do it more justice. I dig the 80's/ retro chess board look. Not sure how it would look in the flesh, or how it would date though.

I actually like that a lot, given where it's going.
The East End is edgy and colourful, and I think the render reflects that.

If that sort of thing was proposed for say, Pirie Street, I'd hate it, but I think it'll work off of Rundle.

12 levels is a very good height for that area. However, that's a very curious design. I'll await further renders.

i'm not a fan of non-interactive street frontages, particularly under medium to high density development where opportunity exists to animate the streetscape with convenience stores, cafes or other small businesses supporting the local area.

by the way, this needs to be loaded on the interactive map (unless of course it's the Azucar apartments...?)

seems to be a concentration of developments within that area from Grenfell to Pirie St in the East End... good.

Seems I have confused myself... this thread says this development is in Tam'0shanter place but looks the same as the Morger lane development which is right next door and judging from Wills previous post this is the same building... maybe the building is inbetween both the laneways?

it's down an alleyway so i can't see anyone making a profit from any sort of store in this location..

Looking at the renders from both threads of the Azucar and this one, I think they are the same development. They are very similar in floor shape, and both have a mention of being previously approved with 17 apartments.

Yeah none of those stores in alleyways make money in Melbourne. :roll: Requiring new development to have active street frontages is the only way to invigorate the alleyways of Adelaide and improve their safety.

This alley is a bit different to one off Swanston or Collins Street. I agree entirly about active street frontages but its a bit uneconomical given it's location is down a dead end alley, which services (after this development) maybe 40 properties if that.
