We have seen in recent years heritage buildings delisted because they were butchered by 70s and 80s extensions. Based on that precedent this lot should not be able to remove so much as a brick unless they can come up with a much more impressive design than these early concepts.

They're just getting an approval to get the valuation up. These bullshit towers above pubs happen for a reason and don't result in a tower being built.

The thing to be cautious of is if people move into these apartments and then complain about the noise from the pub and get it shut down permanently.

There was ash on the side of the building next to it, 351 King William St. Last time I went past there, they've cleaned the ash off. Maybe it was from a fireplace, but it looked like there was a fire five or more years ago.

Residents near a proposed 16-storey apartment block at the rear of a state heritage-listed city hotel are circulating a petition and pushing for a rethink of the plan amid concerns about overshadowing, noise and traffic.
Just people who think they're living in suburbia.
People who will hopefully be ignored.
If you don't want to potentially live next to a tall building, that will no doubt in this city be described as "high rise", don't live in the City, go live in the far flung suburbia where such developments are not likely and wouldn't be approved let alone proposed.

I'm confused by this argument:
Petition organiser David Beattie, who lives in one of four blocks of apartments located behind the King’s Head, said he is concerned about the new development shadowing solar panels, creating extra traffic with no extra parking, and resulting in greater noise emanating from the connected pub-tower concept.
If the building doesn't have any car parking, what new traffic is it creating? And how will it create more noise than what the existing pub did?

I was confused by “shadowing solar panels” since only one of the townhouses has panels according to Google Maps, at the far end of the row and further north than the proposed tower, so if there were any shade, it would be a few minutes after dawn in mid summer only. According to timeanddate.com, sunrise can be as far south as 120 degrees in the week around the solstice. It is currently only 62 degrees.

Presumably pick up/drop off, but the capacity of the street grid is more than adequate.

A hotel has been given the all clear to tower above one of the city’s oldest pubs – but parts of the heritage-listed establishment won’t be demolished like planned.

Developers have been given the green light to build a 16-storey tower on a King William St site.

The major development was approved to construct the 53-metre building at the corner of King William and Sturt St by The State Commission Assessment Panel on Wednesday.

The original plans raised concerns as it could demolish parts of the historic Kings Head Hotel.

The approved plans will now incorporate and retain the state heritage-listed building which first opened as a pub in 1876.

The major development is a joint venture between Catcorp Pty Ltd and Kings Head Hotel owner Patrick Marcucci.

Mr Marcucci, who took over the hotel in March last year, said the new venture will give the Kings Head Hotel a new life.

“This gives the Kings Head Hotel a new lease on life ahead of its 150th birthday in 2026,” he said.

“Everything we are doing right now will be better than ever … especially our revived live music offering.

“For many in the new development, the Kings Head will be part of the attraction.”

The $70m establishment will feature a mixed-used building with serviced and residential apartments including a penthouse and shops.

Catcorp Director Anthony Catinari said the development has had interest from “leading international and national brands and operators”.

“The level of interest is unprecedented,” he said.

“That’s because Adelaide is a hot destination for new hotels … interest right now is stronger than in any other city or state.

“The new operator will bring to Adelaide a hotel experience that weaves a new story … as they say in the industry, modern hotels must have atmospherics beyond the hotel room,” Mr Catinari said.

“This specific locale opens the door to new territory in the Adelaide CBD … there is nothing like it south of Victoria Square.

“It is walkable to everywhere … CBD business, health and the new Calvary Hospital, Adelaide’s legal precinct and the Central Market and its surrounding restaurants.

“What’s more, we have a tram at the front door to take our guests from the city to the sea.”

A hotel operator will be appointed for the development with further design work commencing later this year.

Yep I agree with this comment, we've seen it before with the Wright Street Hotel proposal a few years back. The only difference being the WSH building actually looked pretty nice.

Catcorp are involved as builders on quite a few projects around town. Norwood Green and one of the twin towers on Unley Road immediately spring to mind.

To me, the fact that they've got a stake in this increases the likelihood of it actually happening.
