The two buildings either side of this are horrendous.
Will be interesting to see what the partial demolition is going to be of though, I'd take a guess and say at the rear and the western side, the red brick walls, perhaps that veranda at the front.

The building design = good (for student accomodation standards)
Location and consideration of heritage on site = a failure in in planning and heritage protection policy.
This would have been a welcomed design for the Switch site on North Terrace.

I'll reiterate again, there are at least a thousand other sites in the CBD more suitable for this sort of development than demolishing yet another pub.

I agree to an extent, but I also think there’s too many pubs in the CBD for them all to be economically viable. Consumer tastes have changed, and small bars over the past decade have provided many new options for places to drink at. A lot of pubs are dated and don’t have a particularly good offering, while being in close proximity to one another. I think the reality is some are just no longer viable and those will be redeveloped over the coming years.

That’s definitely true of the crown and anchor, and probably the kings head, but the duke has long been in decline, as was the pub on wright street, so it seems like a mixed bag.

I'm admittedly not a regular at the Duke, but the majority of times I've been there it's been quite busy, any evidence that it's struggling as a business?

Just anecdotally when I’ve been there the past few years it’s been pretty dead at times I would’ve thought it’d be busy, but maybe that’s just in comparison to what it was 15 years ago when it used heave with people, so perhaps it still broadly does alright.

Yep, nearly windowless but with some banding as a sop.
The site is nearly 50 metres deep, so you’re getting a wall that long 33 storeys high. Cool.
