Plan as announced last year was for Renewal SA to demolish the existing building as part of getting the site ready.

450M seemed to just be a rough placeholder for how they want something of big residential scale there. They had mentioned helping to ensure it could have a good height if a developer wants to do that, so I wouldn't be surprised if we see a third proposed skyscraper. Going into next year's state election I'm sure the state government would also like more big residential projects to be able to have billboards saying how many homes have commenced construction during their term.

I think some are getting a bit ahead of them selves.
There's just as much chance a McDonalds opens up as there is a skyscraper.
Who cares what RenewalSA has to say or dream of, they can't even deliver their own promised projects as envisaged, how are they going to tell us what a private developer is going to build once they've sold the site to them.

I suspect it's an easier sell if the site is shovel ready. Personally I prefer an empty site as it leaves other option but to develop, God forbid they repurposed either building when it's a prime development site.
