Parts of the David Jones department store site in Rundle Mall, including the current home of Tiffany, would be razed to make way for a 31-storey office and retail tower under an ambitious $260m plan unveiled by owner Precision Group.
The property and development company has lodged plans for a 31-storey building on the northern portion of its Adelaide Central Plaza site, at the North Tce end, featuring expanded food court and retail spaces, cafes, restaurants, wellness facility and 26 levels of office accommodation.
Precision Group said the 132m tower, which would become the city’s second tallest, would take up around a third of the site, leaving most of the existing David Jones department store at the Rundle Mall end unaffected.
The building would include a new food court space connected to the existing food court, a lobby area at the ground floor entrance from North Tce and a new food and beverage precinct on the second floor.
A new retail area would take up the third floor, while end-of-trip and wellness facilities for corporate tenants would feature on the fourth level. The upper levels would provide more than 34,000sq m of office space.
Precision Group managing director Shaun Bonett said the project would “make a significant contribution to Adelaide’s remarkable transformation”.
“We are focused on how we can create substantial long-term growth for the group by adding density to our large and uniquely located strategic holding,” he said.
“Adelaide is paving the way for a dynamic economic future with more than 30 major projects, worth more than $9.1bn, either planned, approved or under construction on the horizon.
“The city’s highly competitive cost base, combined with its supportive and business-friendly environment, is driving significant growth across a wide range of key sectors.”
The Adelaide Central Plaza site runs the full length of Charles St, from North Tce to Rundle Mall, and is currently occupied by the David Jones department store, Adelaide’s only Tiffany store, a food court and more than 40 specialty retailers.
Precision did not confirm whether Tiffany would relocate to another part of the precinct as part of the development plan following speculation the iconic jewellery brand – famous for its sparkling engagement rings – could be shifting its Adelaide store to Burnside Village.
A multimillion-dollar upgrade of Charles St, a covered street besides Woolworth and David Jones, was completed in March, featuring new stone paving and lighting, pedestrian-friendly upgrades and improved stormwater drainage.

Application lodged for ‘demolition’ of Rundle Mall department store
The owner of 100 Rundle Street has applied to knock down part of Adelaide Central Plaza and build a “multi-level mixed-use building” as part of a luxury realignment of the centre.

That looks bloody nice! I like the curved corner facade to soften the shape. Looks like the first design of FT2 somehow made its way here!

Isn't it astounding though how many building in that area have put in so much effort referencing the johnnies car park facade?
[PRO] Re: 100 Rundle Mall | 132m | 31 Levels | Adelaide Central Plaza redevelopment
I like it but what's the bet that they will straighten out the top and square out the curves. I'm happy to take bets
I wonder if they changed the position of Realm to make their building look taller? I didn't think Realm weas placed that far back haha

The lower levels look OK but the tower is mediocre in my opinion.

How will it affect DJs and I don’t get how they are gonna add more shops. I think it’s gonna affect the north terrace side since Tiffany is leaving

Simple and classic design. Love the podium.
Any development that block it's hideous neighbour which should of never been approved, the better.

Is this the North Terrace development you hinted back in March?

I somewhat agree, I think my concern lies is the fact that most of these renders are just for show and the final product is almost always a downgrade. If the tower section is already a bit 'meh' in the design phase it doesn't position itself very well based on that final product theory.
I also feel that this being offices is a mistake, it almost certainly guarantees this won't get off the ground given how much new (and old) office stock is soon to come onto the market, apartments on this stretch of North Terrace would be snatched up in a heart beat. Instead, I'd rather see the Club 99 (and surrounding John Martin's Arcade) site move forward with it's original office proposal from a few years back ultimately creating another cluster with both residence, students and office workers.
That aside, this is the kind of development I always envisaged happening atop of the carpark between Gawler Chambers and the old-David Jones building.

I think as long as they keep that colour scheme, it will complement Realm nicely.

Can't believe they're demolishing the George Lucas Food Court

Should be heritage listed.

After looking at this more, I do agree it could do with some tweaking. Perhaps I was comparing it too much to its neighbours. DItto too about the office space concerns, the city is facing a huge oversupply of office stock in the next coming years. 77 Grenfell for example is still sitting entirely vacant after DIT relocated couple of years ago.
Nevertheless I still hope this goes ahead. The retail component sounds very promising and a much better location for luxury retail brands (Burnside would be hating this) and the tower will further modernise the city skyline.
Here's the current North Terrace building. Perhaps I'm alone though I actually don't mind the current façade.... won't be sad to see it go though.

I think an easy "fix" for the John Martin's carpark would be to do a deal with AGSA to allow them to display vertical banners of their current exhibition (mirroring the type that they hang at the entrance)

Now this is going to be epic ( Massive L for Burnside).
I can imagine luxury brands will be clambering over each other to get a North Terrace store frontage spot on our premier Boulevard
This project has Viny’s approval. It may proceed.
