I live nearby this development, so I'll definetely be watching this one with close interest.

To be honest, I'm not expecting too much of this. There just simply isn't the critical mass nor demand to warrant such intensive development of this kind, regardless of wherever it may be in Adelaide. In fact, I'd be pretty happy if it turned out to be a relatively medium-density development similar to Mawson Lakes. That's all the area really needs.

Not sure if there is demand for 25,000sqm office space in that area, but nevertheless the concept looks pretty good. I especially love that footbridge.

A friend of mine, who's built several townhouses at Mawson lake, has registered his interest in building at the Bowden TOD. He said that the developers/builders will have much dictated to them in terms of materials, finishes, etc.

Which brings up the issue of whether it ends up being the sort of thing buyers and investors in the property market are looking for or whether they'll just end up building pretty showrooms that no one wants or can afford.

That looks nice. I shall look forward to developments here, I do believe.

I remember reading through the Promenade at Underdale building code, and it went on for miles and miles. Goodness knows who actually goes through each application and checks every box, because they'd be there for years.

and I think they are planning something similar to this for the outer south western of Sydney, there is already a lot of work going on to build the new rail link.

I don't think it's quite the same concept, but there's similarities. The new development at Leppington (I think this is what you're referring to) is a massive greenfield development for about 50000 new homes that is mostly detached houses with some high density housing and commercial development near the two new stations. Green Square in southern Sydney is probably a better comparison as it is former industrial land being turned into residential, although that's considerably larger than the Bowden Village site as well.

I think this is a really exciting development for Adelaide.....an urban area outside the CBD (that's not Glenelg) with good public transport connections and the possibility of life happening 18 hours a day (as opposed to suburbia where the shutters come down at 6 pm) Its really important that as many people as possible support this and it becomes a model for future in-fill development across the Adelaide metro area. If it is as successful as planned then Adelaide will feel more like a .....city ......rather than disconnected suburbia that it does at the moment.

I really do want to live here but Im getting a feeling its going to be incredibly overpriced and they will build one small apartment block every 5 years because the developer wants to limit supply and keep the prices high. God I hope Im wrong

But isn't the State Government going to be controlling this development?, so we wont end up with a Newport Quays or Precinct scenario..

I was under that impression also - that they'll 'stage' the development process through and ensure that the 'winning' developer for a block/site/parcel of land is required to commence construction immediately. I'm thinking along the lines of what NSW Govt has done for Barangaroo.

what is the point of commencing building if no one is going to move in?

must the State Government also give them a rental return on the empy buildings?
