Like most projects in Adelaide, I never believe they are actually going ahead until I see a crane installed

Actually sound business practice. The guys who built Vue waited until finishing that one off before starting on Bohem.

And Watpac are finishing off Adelaide Central on Grote Street before starting Kodo.
[COM] Re: Currie/Rosina St | 115m | 32lvl | Sofitel
I walked past the sales office on Tuesday and it was full of people. Hopefully the perceived interest in this development turns into real sales (and doesn't cannibalise Realm's presales)

It's probably got a lot to do with having a set group of contractors/firms that they work with, not having enough people for multiple large sites, and also spreading the work out one job after the next and keeping people employed and businesses afloat.

Hello all - happy new year.
There's an article in todays advertiser discussing the spate of 100m+ proposals proposed/in the works within Adelaide that's centered around this building. According to Palumbo, 'around 70% of the design of the hotel has been complete' and construction is anticipated to begin before the years out. The article is online also but I dont have any tricks to get around newscorps paywall

From The Advertiser
Adelaide’s first Sofitel Hotel among significant office, apartment and hotel developments in city
GUESTS at Adelaide’s newest five-star hotel will swim under chandeliers and sip champagne in a lobby featuring a 23m-long artwork inspired by the city’s connection to wine and the River Torrens.
And the architect and developer of Adelaide’s first Sofitel Hotel, scheduled to open in 2019, want to put South Australian artists at the heart of the interior design of the 257-room venue.
The Advertiser has been given exclusive images showing what visitors will experience when they visit Adelaide’s first Sofitel hotel, which is scheduled to open in 2019.
Work on the hotel — the centrepiece of the 116m-tall, $140 million Luminesque apartment development at 108 Currie St — is among a number of significant office, apartment and hotel developments taking shape or approved for the city centre.

Email today stating 41% have sold. Not surprising given the high price and inferior location compared to others on the market. Lucky they have already sold enough for this to proceed, this should commence around Sep/Oct this year.
[COM] Re: Currie/Rosina St | 115m | 32lvl | Sofitel
Actually I had the impression that they aren't that expensive, seemingly at least substantially cheaper than Realm, Adelaidean and KodoBen wrote:Email today stating 41% have sold. Not surprising given the high price and inferior location compared to others on the market.
[COM] Re: Currie/Rosina St | 115m | 32lvl | Sofitel
I agree with floplo - I think the prices are actually far less expensive than many of the other projects around town. When I was looking at the 2br options the same size apartment at Sofitel was about $200K cheaper than the equivalent size at Realm!!...and the fitout was a better quality.
As for location, I guess that will always be somewhat subjective based on what different people are looking for. We all know Ben bought at Kodo but there would be few that could argue that is a better location than the Sofitel building.

[COM] Re: Currie/Rosina St | 115m | 32lvl | Sofitel
Agreed that they are not expensive at all.
Just bought a two beds unit last month. The price I paid was around $100k less than the similar apartment at Realm. The location of Sofitel is not as good as the Realm or Adelaidean IMHO but way better than Kodo, which I believe is the most over priced project atm.
The realm does have better fit out - Miele vs smeg cooking top/oven.

I suppose it depends what you're into. Personally I'd rather be next to the central markets and gouger street than hindley street and Adelaide's main bus corridor.

Honestly, if I was buying an apartment I wouldn't worry about what brand the oven is FFS.sync314 wrote:Agreed that they are not expensive at all.

A lot of people do though. It's quite common to with off-the-plan apartments to have a standard set of appliances, with an optional upgrade to higher spec alternatives.ghs wrote:Honestly, if I was buying an apartment I wouldn't worry about what brand the oven is FFS.sync314 wrote:Agreed that they are not expensive at all.
