So the whole thing is built over open ground level parking? Could they have made it look more disgusting?

They're obviously aware the significance of the site in regards to the North-South corridor. You'll note that unlike the Bunnings they're building at Windsor Gardens, they're not excavating the site for car parking but rather building on top of a ground level car park, I suspect because they know the headache it will cause further down the line if and when the site is purchased for the corridor. Poor planning on the Governments behalf, building a Bunnings here is only going to increase the land value.

Hardly surprising, but indicative planning in SA in general. This whole area should be planned with all components involved.
1. They should know the route of the motorway already, if not a detailed plan. (Apparently not!)
2. Once decided which side is to be cleared, figure out how Castle Plaza is to fit in. If the front carpark is to be acquired for access, figure out where to place car prking and future expansion of the Plaza.- there is a huge parcel of land on the old Hills site which could have (was?) included in the expansion of the centre.
3. Connectivity with the Woodlands train station.-There should be better connectivity with woodlands station ie, place woodlands adjacent to Raglan Ave, and extend some of the shopping centre along Raglan to better meet the station. A bus interchange could be built adjacent the station. Some high density housing also nearby.
4. Figure out a decent entry/exit system to the motorway and surface road to alleviate congestion around Castle Plaza.

TWO supermarkets would be built on the former Hills Industries site and specialty shops and restaurants would line a revamped Raglan Ave under the latest plans for Castle Plaza.

Vicinity Centres has presented its vision for the Edwardstown complex to Marion councillors, who will next month consider a rezoning plan to pave way for the project.

Development manager Don Smith told last week’s council meeting the Raglan Ave upgrade would feature outdoor dining, a children’s play area and angle and parallel parking.

“It’s typical of a lot of high streets like Prospect Rd and Goodwood Rd,” he said.

The business has previously said it was negotiating with Aldi and Woolworths to set up shop in the supermarkets planned for the former Hills land, on the northern side of Raglan Ave.

Last week, it would not provide details of potential tenants.

Mr Smith said the Hills site had “been a wasteland for 10 years”.

“We all want to get on with it,” Mr Smith said.

“This retail area will stay open later than the shops in the mall.”

Vicinity will build a new link road between Ackland St and Raglan Ave to divert traffic travelling to and from South Rd away from Raglan Ave.

However Raglan Ave’s intersection with South Rd will stay open.

Plans to spruce up Raglan Ave and transform it into a “main street” also include more tree plantings, bicycle lanes, wider footpaths and traffic-calming measures.

The shopping centre upgrade is part of a wider rezoning plan for the area, which would also make way for apartments, shops and housing between Ackland St and the rail line.

Barber Boys owner Don DeSanctis hoped the revamp plans would help attract a broader range of clientele to his Castle Plaza branch.

“It will be phenomenal to have cafes and restaurants because there’s nothing around there at all,” he said.

Mr DeSanctis welcomed plans to give Raglan Ave a facelift, and hoped Vicinity Centres would also upgrade lighting in Castle Plaza’s South Rd carpark.

“At night, you don’t even know the place exists – you can drive right past it,” he said.

First Choice Fruit and Veg manager Fatish Patel said business at the centre had slowed down over the past two years and he hoped the upgrade would help bring customers back.

If signed off by Marion Council next month, rezoning plans would need to be approved by Planning Minister John Rau before the development could go ahead.

I believe moving the station is a given, who funds it is currently being discussed between the developer and the state government.

Presumably a Woolies & Aldi.

It states that they're looking at Woolies and Aldi. My only question is how another Woolies in the are would be viable? It would literally mean that every (north to south) main road from Mitcham to Edwardstown would have Woolies (Cumberland Park and Mitcham).

Castle Plaza is a very busy little centre. Most locals prefer to pop into this centre for a quick shop rather than deal with the monster that is Marion. With more apartments planed for the adjacent site, and the large amount of sub division around St Marys and Edwardstown, another couple of supermarkets would surely do well and attract even more people for the other small businesses in the existing centre.

I have noticed at the Toyoda Gosei factory site on South Road at Edwardstown is now fenced up and there are Bunnings signs plastered all over it.

No word yet about how figuring in the expressway expansion will affect the site...pathetic.

Given that no one has considered how anything along south road might effect a N/S motorway, it should hardly be surprising. If they are not very careful how the castle plaza expansion is integrated into the motorway plans, this vicinity could end up a conjestion nightmare, and add significantly to the cost of this stretch of motorway.

I remember reading that the N-S Corridor was in fact taken into account, and that it will use land on the opposite side of existing South Road to Bunnings.
