[CAN] Re: #UC: The Precinct - 5 19 lvl - 62m towers
Well with the petrol expected to hit $1.50 by Christmas and little signs
that the Government is spending money on building an efficient
Public Transport Rail/Tram/Feeder Bus Network i can see that in
future these Appartments and others like it in the City will become
like Gold. The price of petrol will within a decade be well over
$3 a litre think about the cost of travelling say Gawler to Adelaide
or Seaford Rise to Adelaide every day. Urban Sprawl needs to be
stopped now and well planned inner city higher density housing
needs to be undertake with high frequency public transport otherwise
within a decade will be a mess.

From the Advertiser:
$45m city unit sale in 2 hours

INNER-city apartments worth more than $45 million were sold yesterday when the second stage of the Balfours site redevelopment marketing began.
By 9.45am, three penthouses had already sold, each for about $1.4 million.
Many entry-level apartments priced at $269,900 were also sold.
The bulk of the sales came in the early hours, with 37 of the stage's 147 apartments selling within the first two hours, spokesman Todd Brown said.
"It has been phenomenal . . . We have had a lot of inquiries, but this is very special," he said.
Eight salespeople rostered from 8am and were greeted by a line of 50 purchasers, who were queuing around the corner when doors opened.
"We haven't launched to the public yet," Mr Brown said.
"This was just our VIP inspection – the public will be in on Saturday and Sunday.
"Our initial feedback is the vast majority (of buyers) are local, but there has also been interest from Perth, Darwin and Melbourne," Mr Brown said.
This is the second staged release of the $600 million Precinct project, which is located on the corners of Franklin and Morphett Streets.
The site is being developed by Urban Construct and Multiplex Living, who are also building the $2 billion Newport Quays development at Port Adelaide.
The Altitude has been designed in a pinwheel shape to maximise views for residents, Mr Brown said.
"The design allows views from all aspects of the apartments and provides natural light and ventilation," he said.
The entire building has access to wireless broadband in a nod to tech-savvy buyers, and each apartment boasts its own iPod dock for "funky, hip inner-city living", he said.
Residents will also have access to their own bowling alley, squash court and 20-person DVD cinema.
Construction is slated to start in the first quarter of next year, and residents should be able to move in from September 2009.

Excellent news for the CBD area.
Tends to suggest we need a lot more of the same kind of resi blocks in the inner city (and the tramline loop proposed), especially with what Ozisnowman said. Smacks of the pattern of the eastern seaboard.

Demolition app lodged:
Type Development: Application Received
Application Number: DA/949/2007
Lodgement Date: 12/11/2007
Location: BALFOURS DEVELOPMENT SITE, 160-184 Franklin Street, ADELAIDE SA 5000
Description: Demolition of existing factory buildings and the subsequent construction of an eighteen (18) storey residential apartment building containing a total of 147 apartments plus two (2) basement levels providing for 115 car parking spaces and ancillary landscaping
[CAN] Re: #UC: The Precinct - 5 19 lvl - 62m towers
Does the balfours site has two towers? If so are they building both similtaneously or just altitude first?
[CAN] Re: #UC: The Precinct - 5 19 lvl - 62m towers
Hoardings have gone up around the Balfours site in preparation for demolition.
[CAN] Re: #UC: The Precinct - 5 19 lvl - 62m towers
The corrugated iron sheds on the site have all been demolished over the weekend. The place looks much better without them and is a fairly long piece of land for the building frontage. The overall development of the balfours site will change that part of town for the better very quickly

[CAN] Re: #UC: The Precinct - 5 19 lvl - 62m towers
Question; Is the Altitude building the second tower on the Balfours site or is that another building altogether, i'm a bit confused. I apologise if this question has been answered before.
Many thanks.
Many thanks.
[CAN] Re: #UC: The Precinct - 5 19 lvl - 62m towers
Altitude is the first of the 19 level towers at the Balfours site. The other shorter "towers" technically make up the podium of the building.

I'd just like to confirm a few details for the list.
We have lodged with the ACC:
These first two I think are Gallery, one on the south and one on the west of the site.
191-199 Morphett Street, found by Ben here - 7 storey residential apartment building containing 109 apartments, 22m
142-184 Franklin Street, found by Will back in August 2006 - 6 storey apartment building containing 109 apartments.
This I assume is Altitude
160-184 Franklin Street, found by Ben here - 18 storey residential apartment building containing a total of 147 apartments.
I haven't found any mention of any of these being approved yet.
Cheers for your help.

The Gallery (191-199 Morphett Street) has been approved, but not by the ACC, but rather by the state government.AtD wrote:I'd just like to confirm a few details for the list.

I thought the entire precinct had Major Porject status.
Pilling for the Gallery section was well underway as of Saturday.

Yes, the entire project has major project status. In fact, the first 2 buildings (the Bus Station and the Gallery) have been approved by the state government. I am actually a little confused as to why plans have been lodged with the ACC.Pikey wrote:I thought the entire precinct had Major Porject status.
