New activity today with the fencing being replaced. Looks like the builder is taking over the site from the demolition contractor..

Riding home from work this morning and a large bulldozer and truck on site working. Looks like something
finally happening. Also hazard tape and a scissor-lift with workmen at the Academy site. Maybe initial
demolishing work underway soon

I was beginning to think that this was in some way a tangent flow on of the sub prime collapse in the real estate market in the USA.

Guys, I dont know where to post this but just over the road, the childrens playground is completed and open in Hindmarsh Sq. Its fairly simple and no play equipment, yet I was bewildered by how many kids that were amazed by it and having so much fun. So well done ACC. Hopefully the drug dealers that frequent the Academy cinema side of the square dont come over.

Once the cinema is demolish and the new buildings built the drug dealers will have to move. Thank god. Emos also congregate there, not that they are a threat to anyone but themselves :)

Work beginning in earnest now. Digging out of the basement well underway to allow bored piers
to the perimeter of the site - then foundations and footings. Crane installation anticipated for
March next year.

Geez, that soon? I think Jesus was on the planning board for this development its been around that long.

This is such a sloooooow building preparation. Compare the progress on this site to the Baulderstone work at Balfours. There is some visible progress today, with several steel supports installed on the Grenfell street side of the site in preparation for the truck unloading arrangement etc. But the site itself does not seem to have anywhere like the urgency of other buildings around the place.

The initial planning, proposals, and selling took years. I hope the construction doesn't take too long!

They have installed some decent sized foundation piling and the steelwork for some of these stands at about 2 m tall from the ground level. I would have thought that, with the site holding costs and also the fact it is already 2/3 sold, they would have twice as many people working on site. I am wondering if the contractor putting in the foundations needs to complete their work before the builder actually takes over the site. At the rate they are progressing the two buildings opposite on Hindmarsh sq will overtake the Conservatory within a couple of months.

If you look at;
- the size of the site,
- 2 truck mounted piling rigs,
- 1 mobile crane,
- 25 ton excavator,
- No doubt a degree of latent conditions,
- Not forgetting the condition of the site after demo as there was still some degree of footings left behind and uneven levels
- 1 way site access
- No laydown area for reo cages etc.

It is understandable that it is taking time to get out of the ground, as all high rise projects do take time to get civil works completed. It is not an easy project.
