Just in taxes on the spot? Judging from http://www.findacarpark.com.au/dsp_search.cfm, that's about 1/3 of the cost of the space in Sydney. I was having a closer inspection of the documents related to this new proposal, and although the new carpark is setback 30m from Franklin Street and the developers claim that in future an office block could be built there, the fact that the developers have decided to make the carpark a 'one-off' development, increases the likelihood that they will just build the carpark and forget about the office component. This is why I fully support the ACC DAP rejecting this proposal. The risk of Franklin Street being polluted for many years with such a grotesque industrial looking structure is too high. Furthermore, not to mention there is absolutely no need for an extra 575 carparks in such a location. This proposal is madness.

Too true Will!!! What is the hangup with these cavernous structures - they just encourage more cars into the CBD.

I notice the initial application was for a 6 level carparking and office tower, and the latest application was for an 8 level carparking - no tower. This would mean if the revised application was approved, they'd have to submit an entirely new DA to construct the office tower in a revised format.
